\nFounded in 2011, Holliswood Development is a vertically integrated NYC real estate investment and development firm focused on residential value-add opportunities, multifamily renovations, luxury conversions, and the repositioning of existing buildings across Manhattan and Brooklyn. Our projects are small to mid-sized, and we run them with lean, collaborative teams and an entrepreneurial mindset.\n

\nTHE ROLE\n
\nThis is an owner-side role. You'll work directly with ownership and oversee third-party GCs, architects, engineers, and consultants on projects in existing NYC buildings, often requiring Alt-1 and Alt-2 filings. You'll have significant influence over design, layouts, finishes, budgets, and schedules, and you'll drive projects from initial planning through completion.\n
\n
\nKEY RESPONSIBILITIES\n
\n• Lead pre-construction: design development, budgeting, constructability reviews, scheduling, and procurement\n
\n• Review architectural, structural, and MEP drawings to catch conflicts and cost or schedule impacts early\n
\n• Identify value-engineering opportunities without compromising design intent or quality\n
\n• Develop and maintain budgets, schedules, scopes of work, and cost controls\n
\n• Solicit and level GC bids, negotiate scopes, manage buyouts, and evaluate change orders\n
\n• Manage 3–5 projects at once through regular site visits and project coordination\n
\n• Coordinate DOB filings, permitting, inspections, and approvals with expediters and consultants\n
\n• Report to ownership on budgets, schedules, risks, and key decisions\n
\n
\nQUALIFICATIONS\n
\n• 7+ years in construction management, real estate development, or project management\n
\n• Experience with NYC multifamily renovations, luxury residential, conversions, or value-add projects\n
\n• Strong knowledge of existing NYC buildings, DOB requirements, and Alt-1 / Alt-2 filings\n
\n• Strong architectural and design sensibility, with an eye for layouts, detailing, and high-end finishes\n
\n• Proficiency in AutoCAD and Revit; Bluebeam and Procore preferred\n
\n• Ability to manage multiple projects independently and take full ownership of execution\n
\n• Preferred: degree in architecture, construction management, or engineering, plus owner/developer-side experience\n
