We are dedicated to delivering exceptional results while maintaining a strong focus on client satisfaction and building lasting relationships.

POSITION SUMMARY

As a Senior Project Manager (1099 Contractor) at REMS, you will play a pivotal role in overseeing all aspects of assigned commercial office renovation projects, from initial planning to project close-out. You will collaborate closely with clients, internal teams, and external stakeholders to ensure successful project execution and delivery.

Candidates with commercial interiors experience within the utilities sector will be given preference.

Must have 7+ years working with a general contractor or architecture firm to be considered for this role.

RESPONSIBILITIES

As a Project Manager, you will be responsible for:

  • Owner's Representative & Multi-Project Management: Acting as the Owner's Representative for high-profile clients with limited guidance, managing multiple projects concurrently to meet technical, regulatory, quality, scheduling, and budgetary requirements.
  • Project Leadership & Strategy: Developing and executing comprehensive project plans, including schedules, budgets, and strategies. You'll also define detailed assumptions and methodologies to successfully achieve objectives.
  • Client Relationship Management: Serving as the primary client liaison, building strong relationships and ensuring their needs are met throughout the project lifecycle. You'll work closely with clients to define requirements, scope, and objectives during preconstruction and construction, ensuring a clear understanding of deliverables and performance standards.
  • Budget & Schedule Management: Developing detailed project budgets based on historical and market data, including hard costs, soft costs, and FF&E. You'll also create and maintain primary project schedules, managing successful execution within intended timeframes, and overseeing project budgets, timelines, and resources to ensure successful completion.
  • Design & Construction Oversight: Guiding clients and the project team through all project phases, including design implementation (conceptual, schematic, design development, construction documentation, and signoff), construction, and procurement. This includes reviewing and interpreting design drawings.
  • Stakeholder & Vendor Management: Coordinating with various stakeholders, including architects, engineers, contractors, and vendors. You'll also prepare RFPs for vendor and contractor services, manage the selection process, and oversee vendor and project team performance to ensure compliance with contractual requirements and client expectations.
  • Risk Management: Identifying and mitigating potential risks and challenges throughout the project lifecycle, including areas of concern regarding potential liabilities and errors and omissions.
  • Quality & Safety Assurance: Implementing and ensuring compliance with the Company’s Safety and Quality Control Programs for each project.
  • Team Coordination & Communication: Facilitating project meetings and coordination exercises with internal staff, key stakeholders, and external users. You'll ensure responsibilities are efficiently communicated and understood, and manage project performance against schedules and milestones.
  • Documentation & Administration: Organizing, tracking, and maintaining project documentation using SharePoint and other Microsoft products. You'll also assist in preparing and managing meeting minutes, agendas, budgets, schedules, and reports, and process change orders, RFIs, and submittals.
  • Value Engineering: Leading value engineering efforts and proposing alternative solutions with project stakeholders to optimize project outcomes.
  • Site Presence: Traveling independently to and from project/construction sites as needed to oversee progress and address issues.

QUALIFICATIONS

  • Bachelor's degree in construction management, engineering, or related field
  • Minimum of 7+ years of progressive experience in project management within general contracting and/or architecture
