Air Comfort was founded in 1935 as an engineering company and equipment distributor for Dr. Willis H. Carrier's air conditioning products. Originally founded on the strength of our design, engineering, and installation capabilities, we quickly grew to be a company that recognized the importance of quality maintenance programs and service. In the 1960's our formal ties with The Carrier Corporation were dissolved and we became a fully independent contractor, focusing on heating, ventilation and air conditioning contracting and specifically service, preventive maintenance, retrofit projects, equipment replacements and design/build projects. POSITION OVERVIEW:
The BAS Project manager will serve as a liaison between Applied Controls and their customers. Their core priority is to ensure that all BAS projects sold are executed professionally, on-time, and efficiently.
This position will work closely with all employees of Applied Controls, including all field personnel.
JOB RESPONSIBILITIES:
Understand and control project scope
Review project financials – estimated cost vs actual
Maintain proper project staffing to stay on schedule
Identify out of scope work and process change orders
Make cost adjustments as necessary to reflect accurate remaining project costs
Review invoicing to ensure projects are properly billed
Monitor Sales Forecast to incorporate into Labor Forecast
Monitor backlog to ensure future labor requirements are met
Conduct pre-bid estimate reviews of projects
Conduct Sales to operations turnover
Assign labor to projects
Assist operations personnel as needed to solve project issues
Conduct project Postmortem project reviews and implement improvements
Write and issue subcontracts
Coordinate subcontractors and ensure their scope of work is completed correctly
Attend bi-weekly WIP meetings
Proactively communicate with field personnel regarding status of work and expected costs
Identify project risks and implement mitigation strategies
Lead continuous improvement projects
Review control drawings before submission
Write requests for Information
Coordinate with Sales on change orders and cost adjustments
Work closely with customers, architects and engineers to ensure complete customer satisfaction.
Ensure applied controls is always practicing best safety practices.
REQUIRED QUALIFICATIONS:
Minimum of 10-years of experience in a BAS project management role.
Outgoing personality; excellent communication and critical thinking skills.
Highly motivated, organized, detail oriented, results driven mentality.
Technology proficient.
Team Player.
