Job Description

Position Overview

\n

SoJo Spa Club is seeking an experienced Project Executive to serve as the owner’s

\n

full-time representative for the development and construction of a major new wellness

\n

and hospitality project in Manhattan.

\n

\n

The project is currently in the design and pre-construction stage, with an extensive team

\n

of architects, engineers and specialty consultants already engaged.

\n

\n

We are looking for a hands-on senior project leader who can take day-to-day ownership

\n

of the project from the current design and approval stage through permitting,

\n

construction, commissioning and opening.

\n

\n

This is not primarily an administrative or meeting-coordination position. The

\n

Project Executive should have strong technical, design-management and construction

\n

experience and be capable of proactively identifying issues, driving decisions and

\n

holding consultants and contractors accountable.

\n

\n

Annual Salary: 180- 230K

\n

\n

Key Responsibilities

\n

Design & Preconstruction

\n

    \n
  • Lead and coordinate the architect of record, interior/design team, MEP and structural engineers and numerous specialty consultants.
  • \n

  • Manage coordination among architectural, structural, MEP, pool/aquatic, waterproofing, lighting, AV/LED, landscape, kitchen, spa/sauna and other specialty systems.
  • \n

  • Review drawings and consultant deliverables for coordination, constructability, scope gaps and potential conflicts.
  • \n

  • Drive design decisions and ensure unresolved issues are identified, assigned and closed.
  • \n

  • Coordinate zoning, building code, Landmarks, DOB and other regulatory and permitting matters with the appropriate consultants and expeditors.
  • \n

  • Work closely with the landlord’s architectural, engineering and construction teams.
  • \n

  • Coordinate project budgeting, value engineering, procurement strategy and long-lead items.
  • \n

  • Maintain and drive the overall design, approvals, procurement and construction schedule.
  • \n

\n

\n

Construction

\n

As the project transitions into construction, the Project Executive will continue as the owner’s senior day-to-day representative and:

\n

    \n
  • Oversee the GC/Construction Manager on behalf of ownership.
  • \n

  • Lead owner-side construction and OAC meetings.
  • \n

  • Monitor schedule, cost, quality and overall project progress.
  • \n

  • Coordinate RFIs, submittals, design clarifications and field conditions with the design team.
  • \n

  • Review change orders and identify cost and scope issues before they affect the project.
  • \n

  • Monitor construction quality and compliance with the owner’s design intent.
  • \n

  • Coordinate owner-purchased equipment and specialty installations.
  • \n

  • Oversee commissioning, inspections, punch list, closeout and preparation for opening.
  • \n

\n

Candidate Profile

\n

We are seeking an experienced professional with approximately 12–20+ years of relevant experience in complex NYC development and construction.

\n

\n

Ideal candidates will have:

\n

    \n
  • Significant experience managing projects from design/preconstruction through construction and completion.
  • \n

  • Strong understanding of architectural, MEP and structural coordination.
  • \n

  • Experience with NYC permitting, DOB and regulatory processes.
  • \n

  • Demonstrated ability to manage large multidisciplinary consultant teams.
  • \n

  • Strong construction and field experience.

  • Experience representing an owner/developer or serving as a senior owner’s representative.
  • \n

  • Experience with major NYC construction management/GC firms is highly desirable.
  • \n

  • Hospitality, wellness, healthcare or other technically complex project experience is helpful but not required.
  • \n

\n

\n

An especially attractive candidate would have experience on both sides of the table—for example, earlier experience with a major construction manager/GC followed by owner/developer or owner’s-representative experience.

\n

\n

Above all, we want someone who takes ownership of the project.

\n

The successful candidate should not simply schedule meetings and track action items. We want someone who anticipates problems, asks difficult questions, challenges consultants when necessary, follows issues through to resolution and provides ownership with clear recommendations.
