Job DescriptionFlorida Sealcoating LLC is seeking an experienced Asphalt Estimator/Project Manager to manage project cost estimation, bidding, and financial oversight while ensuring successful project execution. This role requires in-depth knowledge of asphalt paving, striping, milling, and roadway construction, with a strong understanding of materials, labor, and equipment costs specific to the asphalt industry.

The ideal candidate will have hands-on experience in asphalt and paving operations, strong analytical skills, and the ability to effectively coordinate with clients, subcontractors, and internal teams.

Key Responsibilities:

1. Estimation & Bidding:

  • Conduct site visits to assess project scope, measure areas, evaluate surface conditions, and determine material and labor needs.
  • Analyze project blueprints, specifications, and contracts to accurately estimate costs for asphalt paving, striping, milling, and resurfacing projects.
  • Prepare competitive bid proposals and ensure accurate pricing that aligns with market conditions.
  • Collaborate with sales, operations, and management teams to finalize bid proposals and negotiate contracts.
  • Maintain accurate bid tracking within the CRM system, updating statuses for quotes, job awards, and pending proposals.

2. Project Financial Management:

  • Develop project budgets based on estimated costs and scope of work, ensuring realistic financial planning.
  • Track and analyze project costs, material usage, labor expenses, and subcontractor charges to maintain profitability.
  • Monitor financial performance by reviewing revenue, expenses, and profit margins, making adjustments as needed.
  • Process change orders and track their financial impact throughout the project lifecycle.
  • Manage progress billings, invoicing, and payment applications, ensuring compliance with contractual terms.

3. Project Coordination & Communication:

  • Act as the primary contact between clients, subcontractors, material suppliers, and internal teams regarding project finances and estimates.
  • Coordinate closely with project managers, superintendents, and field crews to align estimates with project execution.
  • Conduct project site visits to verify work progress, ensure quality standards, and maintain strong client relationships.

4. Quality Control & Compliance:

  • Ensure adherence to industry standards, DOT regulations, and safety guidelines for all asphalt and paving projects.
  • Conduct audits of project documentation, contracts, and financial records to minimize risk and maximize efficiency.
  • Implement best practices for cost control, estimation accuracy, and process improvements to enhance project profitability.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or Business Administration preferred.
  • Minimum 2 years of experience in asphalt paving, striping, milling, or construction estimating.).
  • Knowledge of asphalt paving techniques, materials, equipment, and industry standards.
  • Ability to read and interpret blueprints, plans, and DOT specifications.
  • Strong interpersonal and communication skills, with the ability to negotiate and build client relationships.
  • Highly organized with attention to detail and the ability to manage multiple projects simultaneously.
  • Experience with CRM systems, project budgeting, and financial tracking.

Work Location & Travel Requirements:

  • Work is in-person at our Sanford, FL office.
  • Travel to job sites for assessments, client meetings, and crew check-ins is required.
