Summary:
An Apartment Maintenance Technician is responsible for performing general maintenance and repair tasks in residential apartment complexes. This position ensures that the property is well-maintained, safe, and fully operational for residents. The job typically involves both routine and emergency maintenance duties, with a focus on customer service and timely issue resolution.
Key Responsibilities:

General Maintenance:

Perform routine inspections of buildings and equipment.

Conduct repairs to plumbing, electrical systems, HVAC units, and appliances.

Address minor carpentry and drywall repair needs.

Maintain outdoor areas, including landscaping, lighting, and drainage systems.

Sweep, rake, and remove litter from parking lots, walkways, and common areas.

Clean outdoor amenities, such as pools, picnic areas, and playgrounds, ensuring they are safe and well-maintained.

Empty trash cans and remove trash from common areas, disposing of it properly.

Ensure that entrances, stairways, sidewalks, and parking areas are free of debris and hazards.

Report any outdoor maintenance issues, such as damaged fences, broken lights, or irrigation problems, to the appropriate team or manager.

Assist with the repair of outdoor structures, such as fences, gates, and outdoor lighting.

Ensure that all outdoor areas are safe for residents, addressing potential hazards like fallen branches, debris, or uneven walkways.

Comply with safety regulations and company policies regarding the use of equipment and handling chemicals.

Communicate regularly with property management to inform them of grounds conditions, needs for repairs, or any issues that arise.

Maintain a log of tasks completed and report any unusual situations or safety concerns.

Troubleshooting and Repairs:

Respond to maintenance requests and emergencies from tenants.

Diagnose issues with equipment and systems and perform necessary repairs.

Replace or repair faulty components such as switches, outlets, plumbing fixtures, and HVAC parts.

Preventative Maintenance:

Perform routine preventative maintenance on equipment to avoid future breakdowns.

Lubricate and clean machinery, check for wear, and perform tests on systems.

Unit Preparation:

Ensure that all appliances are in working order, including dishwashers, refrigerators, stoves, and air conditioning units.

Perform minor repairs such as patching holes in walls, replacing light bulbs, fixing plumbing issues, and ensuring that all fixtures are in place.

Repair or replace damaged flooring, drywall, and other structural elements as needed.

Prepare and paint interior walls, doors, and trim to ensure the unit is visually appealing.

Touch up areas that show wear or damage from previous tenants.

Inspect HVAC, plumbing, electrical, and other essential systems to ensure they are functioning properly.

Test smoke detectors, appliances, plumbing fixtures, and other utilities.

Replace filters, light bulbs, and batteries as necessary.

Ensure that the unit complies with safety regulations, including proper working locks on doors and windows, safety railings, and functional smoke detectors.

Report any major issues that may require professional repair services.

Work efficiently to ensure apartments are ready for new tenants according to the scheduled timeline.

Coordinate with the property management team to prioritize which units need immediate attention.

Remove and dispose of any leftover debris, trash, or unwanted items left by previous tenants.

Ensure that the unit is free from any remnants of the prior occupancy.

Customer Service:

Interact with tenants professionally, addressing their concerns and maintenance requests.

Record Keeping:

Maintain records of work performed, materials used, and time spent on each task.

Assist with inventory management for maintenance supplies.

Qualifications:

High school diploma or equivalent; additional technical training or certifications are a plus.

Previous experience in maintenance or construction, preferably in a multi-family setting.

Knowledge of electrical, plumbing, and HVAC systems.

Strong problem-solving skills and attention to detail.

Ability to lift and carry heavy objects and work in various weather conditions.

Ability to perform physical tasks, such as lifting heavy objects and working in tight spaces.

Must be able to work on a flexible schedule, including emergency after-hours shifts when needed.
