Job DescriptionLEASING Specialist

Reports To: Property Manager
FLSA Status: Non-Exempt

Summary

The Leasing Specialist position is responsible for renting property to prospective tenants and performing duties such as studying property listings, interviewing prospective clients, accompanying tenants to property sites, and discussing conditions of leasing agreements.

Duties & Responsibilities

  • Present available apartments and community amenities in a positive, engaging manner to prospective residents.
  • Serve as a knowledgeable representative of the property and ownership.
  • Advertise available apartments using a variety of marketing channels and promotional materials.
  • Determine the needs, lifestyle preferences, and financial qualifications of prospective residents.
  • Process rental applications and verify required information, including references.
  • Enter and maintain guest cards in AppFolio.
  • Stay informed on local market conditions and conduct market research to ensure competitive pricing.
  • Provide information regarding the property, neighborhood, zoning, schools, crime statistics, and surrounding amenities.
  • Manage weekly traffic reports.
  • Submit monthly leasing commission reports to the Property Manager in accordance with company policy.
  • Negotiate lease terms and successfully close leases.
  • Conduct regular property inspections and report maintenance concerns.
  • Perform all other duties as assigned.

QualificationsEducation & Experience

  • High School Diploma or GED required
  • Associate Degree preferred
  • One year of leasing experience preferred, or an equivalent combination of education and experience

Language Skills

  • Ability to respond professionally to resident and prospect inquiries.
  • Strong verbal and written communication skills.
  • Ability to effectively present information to management.
  • Ability to communicate clearly with residents, coworkers, vendors, and supervisors.

Mathematical Skills

  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Computer Skills

  • Proficient with computers and common office software.
  • Comfortable using email, databases, spreadsheets, and recordkeeping systems.
  • Working knowledge of Microsoft Office required.
  • Experience with AppFolio preferred.

  • Regularly walks the property and climbs stairs (approximately 50% of the workday).
  • Remains stationary while performing computer work and operating office equipment for up to 50% of the workday.
  • Frequently communicates with residents, prospects, vendors, and team members.
  • Occasionally lifts and/or moves up to 25 pounds.
  • Reviews work for accuracy and makes corrections as needed.

Work Environment

  • Occasionally exposed to moving mechanical parts.
  • Office environment is generally quiet to moderately noisy.
  • Frequently works in a climate-controlled office environment.
