Pan American Properties, Inc. is seeking an experienced, service-oriented Property Manager to lead the day-to-day operations of Evergreen Gardens Apartments, a beautifully maintained 68-unit apartment community in Ontario, California.

This is more than a leasing position.

We're looking for a leader who enjoys building relationships with residents, developing their team, maintaining high operational standards, and taking genuine ownership of their community.

You'll oversee all aspects of property operations while directly supervising an On-Site Maintenance Technician and a Porter, partnering together to deliver an exceptional living experience for our residents.

What You'll Be Responsible For

As Property Manager, you'll oversee every aspect of the property's daily operation while ensuring residents receive outstanding customer service and the community remains financially and operationally successful.

Your responsibilities will include:

Property Operations

  • Manage the day-to-day operations of a 68-unit apartment community.
  • Ensure company policies, Fair Housing requirements, and all applicable federal, state, and local laws are consistently followed.
  • Maintain a safe, attractive, and professionally operated community.
  • Conduct regular property walks to identify maintenance, safety, housekeeping, landscaping, and curb appeal opportunities.
  • Ensure community standards are consistently maintained.

Leasing & Resident Relations

  • Maintain strong occupancy through effective leasing, marketing, and resident retention efforts.
  • Conduct apartment tours and process rental applications.
  • Execute lease agreements and renewals.
  • Explain lease terms, community policies, and expectations to new and existing residents.
  • Build positive relationships with residents while professionally addressing questions, concerns, and conflicts.
  • Respond promptly and professionally to resident concerns and service requests.

Financial Management

  • Maximize property performance while operating within established budgets.
  • Collect rent and monitor delinquency.
  • Administer late notices, three-day notices, and other required collection processes.
  • Assist with budgeting, reporting, and expense management.
  • Complete required daily, weekly, and month-end reports accurately and on time.

Leadership & Team Management

As the leader of the Hallmark team, you'll directly supervise:

  • One Maintenance Technician
  • One Porter / Groundskeeper

Responsibilities include:

  • Assigning and prioritizing daily work.
  • Monitoring completion of maintenance requests.
  • Conducting regular team check-ins.
  • Coaching, mentoring, and supporting team members.
  • Promoting accountability and professionalism.
  • Ensuring maintenance and housekeeping standards consistently meet company expectations.
  • Partnering with corporate leadership regarding operational priorities and property improvements.

Maintenance Coordination

Although this is not a maintenance position, successful Property Managers understand the importance of strong maintenance operations.

You'll be responsible for:

  • Reviewing and assigning maintenance requests.
  • Monitoring work order completion.
  • Coordinating apartment turns.
  • Prioritizing repairs.
  • Communicating effectively with maintenance staff and residents throughout the repair process.
  • Ensuring preventive maintenance programs are completed.

Preferred Qualifications

We recognize that every great Property Manager brings a unique combination of experience. While no candidate will have everything, strong applicants will possess many of the following:

  • Apartment community management experience
  • Leasing experience
  • Resident relations experience
  • Budget and financial management
  • Rent collections and delinquency management
  • Fair Housing knowledge
  • Vendor coordination
  • Maintenance coordination
  • Experience supervising employees
  • Strong organizational and administrative skills
  • Experience using property management software
  • Microsoft Office proficiency (Outlook, Excel, Word)

Minimum Requirements

  • Minimum of three (3) years of apartment property management experience or closely related multifamily management experience preferred.
  • Demonstrated experience leading or supervising employees.
  • Strong knowledge of Fair Housing and landlord-tenant practices.
  • Excellent customer service and conflict resolution skills.
  • Strong written and verbal communication abilities.
  • Excellent organizational and time management skills.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Basic financial and reporting competency.
  • Valid California Driver's License with acceptable driving record.
  • Ability to successfully pass a background check and drug screening. (A criminal conviction does not automatically disqualify employment.)

Compensation & BenefitsCompensation

Starting Pay: $28.00/hour - $30.00/hour
