Onsite Property Solutions has been asked to help fill numerous Direct Hire Traveling Leasing Agent needs throughout the US. This is a unique opportunity for someone who has prior Leasing experience and who can travel freely to gain new and exciting experiences around the US.
About the position:
This is a leasing/sales position. Your goal while onsite at the customer’s property is to sell prospects on the property that you are on and to get them to apply. You are not responsible for assisting them on move-ins, move-outs, or other property management tasks. You may be asked to help with some other work while onsite, but primary responsibility is leasing activities. If there is a lack of customers coming in the door at your assignment, you may have to do outreach marketing (flyers) or assist with social media posts on the customer’s account.
Your assignments will last 30-50 days onsite. You will then have a 1-2 week paid time off in which you can rest and enjoy however you would like. You have the option to extend time on an assignment or to take a shorter break if you would like to – these are typically a discussion had with our client’s scheduling team.
While on assignment you will live in a furnished apartment on that property provided by our Client. In some instances, such as affordable housing, you cannot live onsite and you would live in a short-term rental (Airbnb or Extended Stay) provided by our Client.
Types of properties you will work on:
You could be staffed on Class A, Class B, or Class C properties anywhere in the USA. Class A properties are newly built with high-end features and amenities. Class B properties are 10-15 years old with good features and amenities. Class C properties are 40-50 years old and may be renovated, or not.
Our client works on all types of multifamily properties and you may be staffed on conventional, senior living, build-to-rent, student, or affordable housing properties.
Start-ups vs. Transitions:
Each assignment is either a “start-up” or a “transition”.
A start-up will be a new assignment for that property. You will travel to the property with someone from our client’s leadership team.
A “transition” is when there is already a leasing specialist onsite. That specialist’s 45-days onsite are over. They will fly out and you will replace them onsite. There is a 2-day overlap for you and the outgoing leasing specialist onsite for you to settle in and get acclimated to the property and area.
Schedule:
You will work a 40-hour work week while onsite at a property. Each schedule is determined with our client at the start-up meeting. Some assignments are 7-days a week working schedule.
An example of a 7-day work week with a 40-hour per week schedule is this:
Monday through Friday: 11:00 a.m. to 6:00 p.m. (1 hour lunch)
Saturday: 10:00 a.m. to 5:00 p.m. (1 hour lunch)
Sunday: 1:00 p.m. to 5:00 p.m.
You would have your mornings and evenings free to enjoy on your own as you choose to.
A typical assignment is working a total of 40-hours per week, Monday through Sunday, or off on Saturday/Sunday. You have the option to extend time on an assignment or to take a shorter break if you would like to – these are typically a discussion had with our clients scheduling team.
Compensation:
Your total compensation is comprised of a base salary + per diem + commissions. This is a leasing/sales role with commissions. You can expect to earn $30,000-42,000 in your first year if you are performing to the median of their employees. Commissions are uncapped – you earn as much as you are able to.
Per diem is paid for every day that you travel with our client. Commissions are paid for every move-in of applications that you lease.
When you are on your vacation after assignments you receive your base salary and any commissions earned. You do not receive per diem during that time.
Training will be done at our Client’s office here in Atlanta.
