Maintenance Worker
Location: Whispering Pines Mobile Home Park
Position Type: Full-Time
Position Overview
We are seeking a reliable and skilled Maintenance Worker to join our team at Whispering Pines Mobile Home Park. This individual will be responsible for preparing mobile homes for rental, performing routine and emergency repairs, and ensuring that all rental units and common areas are safe, functional, and well-maintained.
Work Schedule
- Hours: 8:00 AM – 4:30 PM, Monday through Friday
- On-Call: Rotating schedule, typically every other month for after-hours emergencies
Key Responsibilities
- Perform general maintenance and repairs in rental units, including plumbing, electrical, carpentry, painting, flooring, and appliance installation/repair.
- Inspect homes prior to new tenant move-in and complete all required repairs or upgrades to ensure units are rental-ready.
- Respond promptly to tenant maintenance requests, troubleshooting issues and completing repairs efficiently.
- Maintain exterior property areas, including landscaping, minor groundskeeping, and seasonal upkeep.
- Coordinate with management regarding repair needs, supply orders, and larger maintenance projects.
- Ensure compliance with safety standards and property policies.
- Assist with emergency repairs as needed, including after-hours calls during scheduled on-call periods.
Qualifications
- Must have a valid driver’s license.
- Previous experience in property maintenance, construction, or a similar trade.
- Working knowledge of basic plumbing, electrical, carpentry, and general repair practices.
- Must provide and maintain own tools required for general maintenance work.
- Ability to operate hand tools, power tools, and basic maintenance equipment.
- Strong problem-solving skills and attention to detail.
- Reliable, punctual, and able to work independently with minimal supervision.
Physical Requirements
- Ability to lift up to 50 lbs.
- Comfortable working in a variety of weather conditions.
- Able to climb ladders, bend, stoop, and perform physical labor as required.
