Job Description
Job Description
AmLo Management is a boutique HOA and condo management company serving the greater Seattle-Tacoma area. We manage a focused portfolio of just HOAs and condominium owners associations (COAs). No single-family property management. We are hiring a Senior Community Association Manager to run our larger and more complex associations and to help set the standard for how AmLo manages its book. You will be the primary point of contact for those associations' boards. You will prep the work, run the numbers, and bring one clear recommendation to every decision. Along with being the main point of contact, you will have a small admin team to support you on the miscellaneous tasks and requirements that come with running those associations.
What you will do
- Governance and advisory: Advise boards so their decisions hold up under their governing documents and Washington law, including RCW 64.38 (HOA Act) and RCW 64.90 (WUCIOA). Translate the statute into plain language before you cite it. Boards are volunteers, not attorneys.
- Financial management: Build annual budgets, review monthly financials, and prepare a short narrative on each association's financial standing. Lead reserve planning and larger capital projects. Bring the board options with real numbers, side by side.
- Operations and maintenance: Oversee common areas and the vendors who maintain them, from landscaping to drainage. Solicit and compare vendor bids line by line, manage service contracts, and run regular site inspections. Inspect the work, not just the invoice.
- Administrative leadership: Prepare agendas and packets, attend board, annual, and special meetings including evening sessions, and keep clean records, minutes, and action lists.
- Community relations: Handle resident questions and disputes with a calm, factual response. Enforce the rules the same way for everyone.
- Standard-setting: Help refine how AmLo runs its portfolio and support less experienced managers on tough calls.
Required
- CMCA and AMS credentials, both held and current. These are hard requirements. Applicants without an active CMCA and AMS will not be considered.
- Five or more years managing community associations, ideally in Washington, including larger HOA, condo, or high-rise associations.
- Reside within the greater Seattle-Tacoma area. This is a Washington-based role.
- Strong command of association financials, reserve studies, capital planning, and Washington HOA and condo law (RCW 64.38 and RCW 64.90).
- Clear, plain written and verbal communication with boards and residents.
- Comfortable in Google Workspace, Vantaca, and common AI tools.
- Valid Washington driver's license and a reliable, insured vehicle. The role runs about 80% remote and 20% travel, and that travel means visiting associations on site and meeting with vendors.
- This is a full-time salaried role. Some evening board meetings and occasional weekend work come with the territory.
Preferred
- PCAM credential, held or actively pursuing. We cover the coursework and testing costs.
- Vantaca experience specifically.
- A college degree. Preferred, not required.
- Experience across both HOAs and condos, since condo reserves and WUCIOA add complexity.
- Experience mentoring or supporting other managers.
Who fits here
We are looking for a particular temperament, not just a resume.
- Diplomatic. You can deliver hard news and hold a firm line without making an enemy. You critique the option, not the person.
- A natural at trust. You build rapport with boards, residents, and vendors quickly, and you keep it by doing what you said you would.
- Biased toward action. You move problems forward instead of parking them. You would rather bring a recommendation than wait to be asked.
- A self-starter. You own your portfolio without needing to be managed through it.
Salary and benefits
Salary: $88,000 to $105,000 per year, based on experience and credentials.
Benefits:
- Health coverage
- Dental
- Vision
- Retirement plan
- Paid time off and paid holidays
- Mileage reimbursement for role-related travel
- CMCA and AMS renewal covered, plus PCAM coursework and testing costs
Schedule: About 80% remote, 20% field travel across the greater Seattle-Tacoma area.

Company DescriptionAmLo Community Management LLC is a boutique HOA and condo management company based in Washington. We manage a focused portfolio of homeowner and condominium associations, and we give each one the attention larger firms reserve for their biggest accounts.
How we work comes down to three things: Proactive Management. Full Transparency. Zero Guesswork. We explain the why before the ask, we treat every board and resident fairly, and we lead with clear recommendations backed by real numbers. Our clients are volunteer boards who count on us to translate the complex parts of association management into plain language and dependable follow-through.
Because our portfolio is focused, the people who work here own their accounts and see the direct results of good work. We hire for judgment, clear communication, and a bias toward solving problems before they land on a board's agenda. If you want a role where your work is visible and your standards matter, AmLo is a place to build.
