ARCAP, LC is seeking a professional, experienced Community Manager to oversee daily onsite operations at Rocky Knoll Estates, a premier 160-site, age-restricted manufactured housing community in Taunton, MA. This dynamic role requires a blend of administrative acumen, strong resident relations, and hands-on oversight to ensure a safe, compliant, and thriving neighborhood environment.
- Schedule: 24–30 hours per week (3 designated in-office days, with flexible scheduling options)
- Location: Onsite / In-person (Taunton, MA)
Core Responsibilities
1. Operations & Compliance
- Daily Management: Direct the day-to-day operations of a 160-site manufactured housing community.
- Regulatory Compliance: Maintain up-to-date knowledge of Massachusetts landlord-tenant law and manufactured housing codes.
- Site Inspections: Conduct routine inspections of leased lots and common areas; document and issue standard compliance notifications.
- Vendor Management: Source, schedule, and supervise contractors for maintenance, general repairs, and capital projects.
2. Administration & Finance
- Lease Administration: Execute end-to-end leasing paperwork, including new applications, lease agreements, rules addendums, and renewals.
- Financial Oversight: Manage rent collections, process fee payments, and handle basic property financial tracking.
- Legal Administration: Handle collection activities, prepare legal filings, and represent the community in court proceedings when necessary.
- Reporting: Prepare and submit accurate monthly operational updates to the Director of Operations.
3. Community & Facilities Support
- Resident Relations: Act as the primary point of contact for resident inquiries, resolving disputes politely and professionally.
- Emergency Response: Share community emergency phone coverage on a rotating or assigned basis.
- Light Maintenance: Complete light housekeeping in common buildings and occasional exterior grounds upkeep as required.
Qualifications & Skills
Required Experience & Licenses
- Property Management: Minimum 2 years of proven property or community management experience.
- Licensing: Valid Massachusetts Driver’s License and ability to pass a standard background screening.
Technical & Professional Skills
- Software Proficiency: Strong general computer skills, including MS Office Suite and Gmail. Direct experience with Rent Manager software is highly preferred.
- Financial Literacy: Competency in basic business mathematics to manage ledgers, calculate rental adjustments, and balance financial reports.
- Soft Skills: Exceptional phone etiquette, organized multi-tasking, and strong customer service skills.
Preferred Qualifications
- Experience managing manufactured housing, mobile home parks, or age-restricted (55+) communities.
- Bilingual proficiency in Spanish.
