DUTIES:
Report to Regional Manager, Vice President, COO or President
Responsible for multiple Sites
Train and supervise personnel under his/her direction
Supervise and set priorities for maintenance and administrative staff
Perform written evaluations and make salary recommendations, as directed, for employees under his/her supervision
Interact with Residents, Owners, government officials and others professionally and in a manner, which creates good residents/management relationships
Make reasonable and responsible purchasing decisions for the property within purchasing limit and operate property within budgetary constraints, advising immediate supervisor of any and all deviations from budget
Process invoices for payment and maintain vendor files
Control property vacancies including marketing, unit turnover, new applicant processing and all move-in/move-out activities
Supervision collection of all moneys due including Rent, Late Charges, and Damages Enforce rules / regulations and maintain decent safe and sanitary conditions
Report all emergencies, accidents, insurance claims, etc. to immediate supervisor and prepare all required reports for same
Ensure that all governments reporting; HUD vouchers, Tax Credit reports or other required reports are submitted in a timely manner
Ensure that initial certifications/ recertifications are completed accurately and in a timely manner
Maintain waiting list and perform other property management functions as assigned
QUALIFICATIONS:
Blended Occupancy specialist, Certified Occupancy Specialist (COS), Tax credit Specialist or similar designation a plus. Minimum four (4) years’ experience in property management at the level of Site Manager, or another similar supervisor position. Must demonstrate excellent verbal and written communication skills. Must possess basic knowledge of accounting and administrative procedures. Basic computer literacy, preferably with knowledge of Word Perfect. Employees must be bondable and have valid driver’s license.
