About the Role
Job Overview
We are seeking an experienced Commercial Property Manager to oversee a portfolio of commercial properties in the suburbs of Chicago. This is a hands-on, multi-site position focused on day-to-day building operations, property maintenance, tenant relations, and supervision of maintenance personnel.
The ideal candidate is detail-oriented, highly organized, and capable of identifying opportunities to improve building operations, appearance, efficiency, and tenant satisfaction.
Key Responsibilities
- Manage all operational activities for an assigned portfolio of commercial properties.
- Oversee day-to-day building operations and maintenance activities.
- Supervise, direct, and support maintenance personnel and facilities teams.
- Prepare and communicate daily prioritized work assignments for maintenance staff.
- Conduct regular property inspections and document findings, maintenance needs, and opportunities for improvement.
- Maintain buildings and surrounding areas to the highest possible standards.
- Monitor facility systems, including lighting, life safety equipment, security systems, and other building infrastructure.
- Obtain, review, and analyze multiple competitive bids for maintenance, repair, renovation, and improvement projects.
- Coordinate tenant move-ins and ensure spaces are completed according to established occupancy schedules.
- Build and maintain strong relationships with tenants and address operational concerns promptly.
- Assist with building renovations, tenant improvement projects, and other capital improvement initiatives.
- Coordinate with vendors, contractors, tenants, and internal teams to ensure projects and maintenance activities are completed efficiently.
- Manage multiple priorities while meeting deadlines and maintaining high service standards.
- Travel between various properties within the assigned portfolio as required.
Qualifications
- Proven experience managing multiple commercial properties or buildings.
- Experience supervising maintenance or facilities personnel.
- Strong understanding of commercial property operations and building maintenance.
- Ability to manage maintenance schedules, work orders, vendors, and property improvement projects.
- Strong organizational, multitasking, and time-management skills.
- Excellent verbal and written communication skills.
- Ability to communicate effectively with employees, tenants, vendors, contractors, and management at all levels.
- Strong attention to detail and problem-solving abilities.
- Proficiency with Microsoft Office and other productivity software.
- Ability and willingness to travel between assigned properties.
