Property Manager - Commercial Real Estate
Job Description
Job Description
You know commercial property. You keep tenants happy and owners informed, and you know the work is only done when the numbers tie out and the letters go out on time. You want a role where your judgment counts and the person you report to notices.
We are an established Raleigh property management firm. We manage office, industrial and retail buildings across the Triangle. We are a small team, so you will work directly with the principal. We are also growing into maintenance services and court-appointed receiver work, and the right person will have room to grow with us.
What you’ll do
• Run a portfolio of commercial properties day to day: tenants, owners, vendors and our maintenance team
• Prepare annual operating budgets and monthly variance reports, and explain the variances to owners
• Complete CAM and operating expense reconciliations (TICAM) and send them out on schedule
• Track lease critical dates and send rent escalation letters when they are due
• Manage tenant requests and work orders from first call to completion
• Review and approve vendor invoices, bid out larger projects and keep vendor and insurance files current
• Follow up on delinquent rent early and keep owners informed
• Send owners clear monthly reports and keep them in the loop before they have to ask
• Walk your buildings regularly and tell us what you see
What you bring
• Three or more years of commercial property management experience; office, industrial or retail
• Hands-on experience with property management software; Yardi Voyager preferred
• Comfort building a budget and a variance report in Excel without help
• Working knowledge of CAM reconciliations and lease terms
• Comfort with tough conversations with tenants and owners: firm, polite and professional
• Strong follow-through. When you say a letter goes out Friday, it goes out Friday.
• CPM, ARM or progress toward IREM designations is a plus
What you get
• Pay based on experience
• PTO
• Direct access to the principal and a decision-maker who answers the phone
• Clear written expectations so you always know what a good month looks like
• A long-term role with a stable firm that is growing
The schedule
Full-time, in our Raleigh office, with regular property visits. Valid NC driver’s license and reliable transportation required.
How to apply
Apply with your resume and a short note. Tell us about a time you had to deliver hard news to an owner or tenant, and how it turned out. We review applications each week and will contact qualified candidates for an interview.
