Pay Range: $15.50-$17.00

General Description
The Maintenance Assistant/Porter position plays a vital role in supporting the maintenance team and assisting with the groundskeeping operations for Neighborly Communities properties. This role ensures that all groundskeeping and basic maintenance tasks are completed to the highest standards. The Maintenance Assistant/Porter helps the maintenance team address basic groundskeeping-related issues with a positive attitude and supports daily tasks, such as managing trash enclosures and performing basic maintenance repairs.

Supervisory Responsibilities
This position has no supervisory responsibilities.

Essential Duties and Responsibilities
This job description is designed to provide a general overview of the expected responsibilities. It is important to note that additional duties may be assigned as required to ensure the success of both the community and the companys objectives.
Assist with the maintenance operations of Neighborly Communities Properties while adhering to all applicable state and federal laws, including Fair Housing laws and regulations, landlord-tenant laws, and OSHA compliance regulations.
Help maintain the grounds and amenities to meet the standards of the properties.
Complete assigned tasks, including but not limited to unit turns, grounds cleanup, grounds inspections, and work orders.
Have a thorough understanding of all fair housing regulations
Adhere to all fair housing regulations.
Provide exceptional customer service to residents by striving to exceed maintenance expectations.
Maintain regular and reliable on-site or in-office attendance in accordance with the attendance policy outlined in the personnel manual.
Ensure the cleanliness, safety, and compliance of the shop and equipment with OSHA standards.
Maintain a professional appearance by wearing Neighborly Communities logoed apparel and the Neighborly Communities issued badge.
Demonstrate consistent self-accountability by scheduling, preparing for, and conducting a monthly 3A+ SAM with your supervisor, and report the outcomes of these meetings to Human Resources.
Maintain expert-level knowledge of all property maintenance platforms, including but not limited to Leonardo, SharePoint, and ResMan.
Adopt the principles of the Outward Mindset.
Complete all necessary and assigned training through GraceHill and any other required classes or seminars, such as Outward Mindset Gatherings, Outward Performance, and other Outward Mindset training sessions.
Perform other related duties as assigned by management.



Education and Experience
High school diploma or equivalent.
At least one year experience working with a team preferred.
