SAIL is growing—and we’re looking for a driven, experienced, and mission-aligned Affordable Multi-Site Business Manager to lead the daily operations of multiple affordable housing communities. In this position, you will lead multi-sites with a staff of 1-2 others assisting in operational excellence. This is a high-impact role for someone who thrives on accountability, isn’t afraid of being busy, and is motivated to drive results while making a difference in residents’ lives.
You will lead on-site teams, ensure compliance with all affordable housing regulations, and oversee financial and operational performance across a small portfolio of properties.

Key Responsibilities
Site & Team Leadership
- Direct day-to-day operations across assigned properties, ensuring all aspects of leasing, maintenance, resident service, and compliance meet company and regulatory standards.
- Hire, supervise, train, and mentor on-site staff. Create a culture of high performance, clear expectations, and accountability.
- Promote resident satisfaction through regular communication, timely service, and consistent follow-through.
Financial & Operational Oversight
- Achieve budgeted performance goals by analyzing financials, pushing rent potential, reducing delinquency, and controlling expenses.
- Regularly inspect properties to ensure cleanliness, curb appeal, and safety.
Compliance & Leasing
- Maintain full regulatory compliance with Fair Housing, ADA, FCRA, and all tax credit/affordable program requirements.
- Oversee application and lease enforcement processes including screening, approvals, renewals, inspections, and evictions.
- Ensure compliance with city and program-specific reporting. Monitor and manage affordable unit files and annual recertifications.
- Maintain accurate waiting lists and manage applicant flow per program guidelines.
Reporting & Communication
- Generate and review monthly variance and operational reports.
- Maintain strong relationships with owners, investors, and external stakeholders through regular updates and property tours.
- Utilize Yardi and other SAIL software to enter data, manage files, and track performance.
Preferred Skills
- Experience with Yardi or similar property management software.
- Proven ability to lead teams toward aggressive leasing and occupancy targets.
- Strong interpersonal skills with a passion for serving others and creating community.
- Project management skills and ability to balance long-term planning with day-to-day problem solving.
- Minimum 4 years of property management experience, preferably in affordable housing and tax credit (LIHTC) properties.
- Demonstrated leadership experience and ability to manage multiple sites and diverse on-site teams.
- Knowledge of federal/state affordable housing programs including Section 8, LIHTC, and HUD regulations.
- Strong understanding of Fair Housing laws and compliance standards.
- Excellent communication, organization, and customer service skills.
- Ability to interpret financials, solve problems creatively, and manage high priorities effectively.
Compensation details: 70000-80000 Yearly Salary
