Job DescriptionAre you a hands-on maintenance professional who enjoys fixing things, working with your hands, and seeing the results of your work? We are seeking a Maintenance Technician II to help prepare vacant apartment homes for new residents and support the overall upkeep of the community.This is a great opportunity for candidates with experience in apartment maintenance, property maintenance, construction, remodeling, facilities maintenance, handyman work, painting, plumbing, electrical, HVAC support, or general repair work.As a Maintenance Technician II, you will complete a variety of make-ready and general maintenance tasks, including repairs, painting, cleaning, fixture replacement, minor plumbing and electrical work, and apartment turnovers. You do not need to be an expert in every trade—we are looking for someone who is dependable, mechanically inclined, willing to learn, and comfortable handling a variety of maintenance responsibilities.On-call duty is not required; however, occasional overtime may be needed. All activities must support the company and its managed agencies’ missions, strategic goals, and objectives.Responsibilities:

  • Inspect recently vacated apartment units and identify repairs or maintenance needed before the next resident moves in.
  • Complete apartment make-ready and turnover work to help ensure units are clean, safe, functional, and ready for occupancy.
  • Perform general repairs including patching drywall, painting, replacing fixtures, repairing doors, windows, locks, cabinets, and hardware.
  • Complete basic plumbing repairs such as replacing faucets, toilets, showerheads, and other fixtures.
  • Assist with minor electrical repairs such as replacing outlets, switches, light fixtures, and bulbs within the scope of the position.
  • Check appliances, plumbing, electrical, and HVAC systems for proper operation and report larger or specialty repairs to the Maintenance Supervisor.
  • Replace or repair flooring, blinds, appliances, fixtures, and other unit components as needed.
  • Clean and prepare vacant units, including kitchens, bathrooms, appliances, floors, windows, and other surfaces.
  • Remove trash, debris, damaged materials, and unwanted items from vacant units and surrounding areas.
  • Use basic hand tools and power tools safely to complete repairs and maintenance work.
  • Assist with preventive maintenance and general property upkeep.
  • Maintain an organized work area and assist with tracking maintenance supplies and inventory.
  • Work closely with maintenance, property management, and leasing teams to meet apartment turnaround and move-in deadlines.
  • Assist with grounds maintenance and exterior property upkeep as needed.
  • Make ready vacant units in accordance with the approved Maintenance Policy.
  • Follow all safety procedures, policies, and regulations.
  • Perform other maintenance-related duties as assigned.

Qualifications and Requirements:

  • High School Diploma or GED preferred
  • Previous experience in maintenance, apartment maintenance, property maintenance, construction, remodeling, facilities maintenance, handyman work, or a related field is preferred
  • Candidates with transferable experience in plumbing, electrical, HVAC, carpentry, painting, drywall, appliance repair, or general construction are encouraged to apply
  • Comfortable using basic hand tools and power tools
  • Mechanically inclined with the ability to troubleshoot basic repair and maintenance issues
  • Ability and willingness to learn new maintenance skills and procedures
  • Strong work ethic, dependability, and attention to detail
  • Ability to work independently as well as part of a maintenance team
  • Ability to stand, walk, bend, kneel, climb, lift, and work on your feet for extended periods
  • Strong customer-service mindset when interacting with residents, coworkers, and property staff
  • Ability to prioritize assignments and complete work within established deadlines
  • Must be able to pass a pre-employment criminal background check and drug screening
