Compensation: $65,000, negotiable based on experience
You're managing a property from behind a stack of files.
You didn't take this job to spend more time catching up than leading. You wanted to run a community, build a team, and actually be present for the residents who live there. Instead, you're stuck chasing recertifications, patching budget variances, and putting out fires that a working system should have caught before they started.
At Englewood Gardens, the systems are already built, so you run the property, not the backlog. This is a 167-household HUD Section 8 community on Chicago's South Side. It needs a Property Manager who can lead the team, keep the numbers straight, and treat the place like it's their own. That's how Five T Management runs every property we manage.
WHAT THIS ROLE MAKES YOU
You become the property manager owners trust with the judgment calls on Englewood Gardens's 167 households. You build a track record on a stable HUD asset, the kind of experience that opens the next door in your career instead of keeping you stuck fixing what someone else left behind.
WHAT YOU'LL DO
- Lead daily operations for occupancy, collections, and the resident experience
- Manage the budget and catch variances before they become problems
- Keep the property audit-ready, with recertifications and file reviews handled on time
- Coach your on-site team so they grow into more responsibility
- Follow up fast on resident concerns, before small issues become big ones
- Report to ownership and the Portfolio Manager with numbers and a plan, not surprises
- Stay on top of the physical property: unit turns, work orders, and preventive maintenance
WHAT YOU BRING
- 4+ years of property management experience, including HUD or Tax Credit affordable housing
- A current industry certification (COS, LIHTC, ARM®, CPMC®, or equivalent)
- A valid Illinois Leasing Agent License
- Working knowledge of Yardi and Microsoft Office
- A valid driver's license and reliable transportation
- Availability for evenings, weekends, and on-call as needed
THE DETAILS
Englewood Gardens is a 167-household HUD Section 8 community managed by Five T Management on Chicago's South Side. This is a full-time, exempt role reporting to the Portfolio Manager. Compensation is $65,000, negotiable based on experience, plus competitive medical, dental, and vision coverage, a 401(k), and paid time off.
