Job Description
Onsite Property Manager – 180-Unit Multifamily Community
Dallas, TX 75220 (Northwest Dallas) | Full-time, onsite, Monday–Friday, 9:00 AM–5:00 PM | Bilingual English/Spanish required
We’re looking for a hands-on Onsite Property Manager to lead a 180-unit apartment community in Northwest Dallas. This is not a maintain-the-status-quo role. We need someone who has walked into a struggling property and turned it around: filled vacancies, cleaned up delinquency, fixed broken processes, and gotten a team performing. If you’ve taken a rough portfolio and brought it back to life, we want to hear from you.
Responsibilities
- Own the day-to-day operations of a 180-unit community, including occupancy, collections, resident relations, maintenance coordination, and property condition.
- Lead, train, and develop the onsite team (leasing and maintenance), setting clear expectations and holding people accountable.
- Drive leasing performance by managing traffic, tours, applications, renewals, and pricing to hit occupancy and revenue goals.
- Manage delinquency from start to finish, including payment plans, notices, and evictions when necessary, while keeping the process fair and consistent.
- Create and put in place systems and SOPs for leasing, collections, move-ins and move-outs, work orders, and make-readies.
- Manage vendors, including getting bids, scheduling work, and holding vendors to quality and cost.
- Conduct regular unit and property inspections, and oversee make-ready turns to keep units rent-ready.
- Monitor the property budget, control expenses, and report on financial performance to ownership.
- Track and report on key metrics such as occupancy, delinquency, turn times, and work order completion.
- Communicate with residents, vendors, and ownership in both English and Spanish.
- Make sure the property stays compliant with Fair Housing laws, the Texas Property Code, lease terms, and company policies.
Requirements
- 5+ years of property management experience, with direct responsibility for leasing and delinquency
- Proven track record of turning around underperforming properties
- Experience building and leading teams
- A systems mindset, with experience creating processes from scratch
- Fluent in English and Spanish, both spoken and written
- Hands-on experience with AppFolio property management software
- Working knowledge of Slack
- Tech-savvy and comfortable with Excel or Google Sheets, email, and online listing platforms
- Multifamily experience, ideally with communities of 150+ units
- Understanding of property budgets and P&L statements
- Working knowledge of the Texas eviction process and Fair Housing requirements
- Strong customer service and conflict-resolution skills
- Highly organized, with strong follow-through
- Preferred: Texas real estate license or CAM/CAPS certification
- Preferred: Experience with lease-up or repositioning projects
Benefits
- Paid Time Off (PTO)
- Dental Insurance
- Vision Insurance
- Health Insurance
- Hands on Training
