Position Summary:
The Maintenance Specialist plays a vital role in the daily operations of a private family estate, ensuring a safe, organized, and welcoming environment. This position blends household support & logistical coordination. The PM will oversee the upkeep and repair of residential properties, ensuring they are safe, functional, and well-maintained for residents. There is a primary schedule Monday-Friday, 7:00 am-5:00 pm. The role requires flexibility, discretion, and a proactive approach to service. Occasional travel—domestic and international—is required, sometimes on short notice. We service multiple properties in Georgia & abroad.
Key Responsibilities:
- Daily Operations & Household Support:
- Review priority list and assignments with the Property Manager
- Diagnose and repair issues with property systems (electrical, plumbing, HVAC, appliances)
- Implement and manage preventative maintenance schedules for equipment
- Coordinate and manage external contractors for specialized tasks like HVAC maintenance, electricians, plumbing and major repairs
- Manage and track work orders, ensuring timely completion and efficient resource allocation
- Perform daily walkthroughs to identify and address maintenance or cleaning needs (pressure washing)
- Run errands and assist with seasonal projects as needed
- Maintain detailed records of all maintenance activities, including repairs, preventative maintenance, and expenses
- Assist Master Carpenter on property projects as needed
- Fostering a positive work environment and promoting continuous improvement
- Family & Personal Care Support
- Assist in pet care when needed
- Occasionally assist with light personal care tasks
- Assist with vehicle support for the fleet (Fuel, dealership runs, etc.)
- Sanitize appliances such as ice makers, beverage stations, filters
- Take out trash and recycling; reset bins
- Secure the property, ensuring all doors are locked (except designated pet access points)
Seasonal & Travel-Related Duties:
- Assist with planning and setting up for seasonal events (e.g., pool parties, volleyball, poker nights)
- Assist with coordinating Holiday decorations (Halloween & Christmas)
- Maintain outdoor amenities such as fireplaces, grills, and bars
- Help with gardening tasks and compost maintenance
- Travel as needed
Qualifications:
- Professional demeanor with discretion and a high level of integrity
- Flexible, dependable, and comfortable managing a wide variety of tasks
- Willingness and ability to travel domestically and internationally, including last-minute trips
- Physically capable of lifting up to 50lbs., climbing stairs and ladders, and assisting with active tasks
- Comfortable working around pets and in a household with other staff members
- Valid US driver’s license, Valid Passport, and legally compliant to live and work in the US
- Reliable personal transportation
- Proficient in Microsoft Word, Outlook, and Excel; familiarity with Monday.com and
- Concur is a plus
Education: A high school diploma or GED is typically required, with post-secondary education in related fields such as engineering, business administration, or facility management often preferred.
Experience: Relevant hands-on maintenance experience and prior supervisory or managerial experience are crucial. Specific experience in residential property maintenance, HVAC, plumbing, electrical, and structural repairs is also valuable.
Certifications: While not always mandatory, certifications like Certified Maintenance Manager (CMM), Certified Apartment Maintenance Technician (CAMT), and Certified Maintenance & Reliability Professional (CMRP) can enhance qualifications. Training programs in maintenance management principles, leadership, and safety are also beneficial.
