Apartment Porter / Groundskeeper – Multifamily Community

Position Overview:
We are seeking a dependable, hardworking, and detail-oriented Apartment Porter / Groundskeeper to help maintain the appearance, cleanliness, and overall condition of a multifamily apartment community.
The ideal candidate takes pride in their work, notices the small details, and understands the importance of keeping an apartment community clean, safe, and welcoming for residents and prospective residents.
This is a hands-on, physically active position that requires working outdoors, walking the property throughout the day, lifting and moving items, and assisting the maintenance team as needed. Previous apartment, multifamily, groundskeeping, porter, janitorial, or general maintenance experience is highly preferred.
Key Responsibilities:
- Maintain cleanliness of apartment community grounds and common areas
- Pick up trash, debris, and litter throughout the property
- Empty community trash receptacles and maintain dumpster areas
- Keep sidewalks, breezeways, stairwells, parking areas, and building entrances clean
- Sweep, blow, pressure wash, and clean exterior areas as needed
- Maintain cleanliness of amenities, leasing office surroundings, pool areas, and other common spaces
- Assist with cleaning and preparing vacant apartment units for new residents
- Remove trash, furniture, and other items from vacant units as directed
- Assist maintenance personnel with moving and installing appliances such as refrigerators, stoves, dishwashers, washers, and dryers
- Help move materials, supplies, equipment, and other heavy items throughout the property
- Assist with basic make-ready and maintenance tasks when needed
- Report property damage, safety hazards, leaks, lighting issues, or other concerns to management
- Maintain tools, equipment, storage areas, and maintenance shop areas in an organized condition
- Support the maintenance and property management teams with additional property needs as assigned
Required Qualifications:
- Dependable and punctual with a strong work ethic
- Comfortable performing physically demanding work throughout the shift
- Ability to work outdoors in varying weather conditions
- Ability to walk, stand, bend, kneel, climb stairs, and perform repetitive physical tasks
- Ability to safely lift and move heavy objects and assist with appliances and furniture
- Ability to follow instructions and complete assigned tasks independently
- Professional and respectful when interacting with residents, coworkers, and management
- Reliable transportation
- Strong attention to cleanliness and detail
Highly Preferred Qualifications:
- Previous apartment or multifamily experience
- Porter or groundskeeper experience
- Make-ready or general maintenance experience
- Experience moving appliances and heavy equipment
- Experience using blowers, pressure washers, basic hand tools, and groundskeeping equipment
- Experience cleaning vacant apartment units and preparing units for move-in
