Property Manager – Affordable Housing (Tax Credit Experience Required)

We are seeking an experienced and detail-oriented Property Manager with a strong background in Tax Credit (LIHTC) and HUD programs to join the team at Career Strategies. The ideal candidate will bring a solid understanding of affordable housing compliance, financial management, and a commitment to delivering exceptional resident experiences.
Key Responsibilities:
- Oversee daily operations of a Tax Credit and HUD-regulated apartment community
- Ensure full compliance with LIHTC and HUD program requirements, including certifications and recertifications
- Manage leasing activity, occupancy goals, and resident retention initiatives
- Handle resident relations, rent collections, notices, and conflict resolution in a professional manner
- Supervise on-site staff and coordinate maintenance and vendor services
- Prepare, manage, and monitor property budgets, forecasts, and financial performance
- Track expenses, identify cost-saving opportunities, and ensure financial goals are met
- Process accounts payable (AP), including invoice review, coding, and entry
- Maintain accurate financial records, reports, and documentation for audits and compliance reviews
- Partner with ownership and leadership to drive overall property performance and resident satisfaction
What We’re Looking For:
- 2+ years of experience in affordable housing property management
- Strong working knowledge of LIHTC and HUD regulations (required)
- Proven experience with budgeting, financial reporting, and expense management
- Experience with accounts payable (AP) entry and invoice processing
- Strong leadership, organizational, and communication skills
- Proficiency in property management software (e.g., Yardi, RealPage)
- Ability to thrive in a fast-paced, deadline-driven environment
Preferred Qualifications:
- Prior experience managing a full property or multiple sites
- Knowledge of Fair Housing laws and compliance standards
- Detail-oriented with strong analytical and financial skills
