Job Description
We are seeking for a Maintenance Technician for one our clients in the Milwaukee area.
The candidate must have a basic understanding of general maintenance and be comfortable learning and performing a variety of maintenance tasks.
Essential Duties and Responsibilities
- Respond to resident maintenance requests and complete work orders in a timely and professional manner.
- Perform general repairs and maintenance throughout apartments, common areas, hallways, offices, and exterior areas.
- Perform basic plumbing repairs, including toilets, faucets, sinks, drains, and other fixtures.
- Perform basic electrical repairs, including replacing light fixtures, switches, outlets, and other minor electrical components.
- Repair and replace doors, locks, handles, cabinets, blinds, and other apartment hardware.
- Perform basic drywall repairs, patching, caulking, painting, and touch-up work.
- Assist with appliance repairs and installation, including refrigerators, stoves, dishwashers, washers, and dryers.
- Perform preventative maintenance inspections throughout the property.
- Assist with HVAC-related maintenance and report major HVAC issues to management or the appropriate contractor.
- Maintain boilers, mechanical rooms, utility rooms, and other building equipment as directed.
- Inspect apartments before and after move-ins and move-outs and report any maintenance concerns.
- Prepare vacant apartments for new residents by completing necessary repairs and maintenance.
- Maintain clean and safe work areas after completing repairs.
- Assist with snow removal, grounds maintenance, trash removal, and other exterior property maintenance as needed.
- Assist with emergency maintenance situations when required.
- Maintain accurate records of completed work orders and report any major maintenance concerns to the Property Manager.
- Follow all company policies, safety procedures, and applicable building codes.
- Communicate professionally and respectfully with residents, vendors, coworkers, and management.
- Perform other duties as assigned by the Property Manager.
Physical Requirements
This position requires the ability to perform physical maintenance duties, including:
- Standing, walking, bending, kneeling, reaching, and climbing stairs.
- Lifting, carrying, pushing, and pulling tools, equipment, and materials.
- Working in apartments, mechanical rooms, basements, common areas, and outdoor areas.
- Operating hand tools and power tools safely.
- Working in various weather conditions when performing exterior property maintenance.
- Ability to safely lift and move materials and equipment as required for the position.
