Job Overview:

The Director of Facilities will be responsible for managing and overseeing the activities of all CBS Trades Staff and outside vendors as it relates to facilities within the university campus. From essential upgrading, installation and maintenance of all HVAC systems, mechanical, electrical, and related equipment. The primary responsibility is to ensure that all daily scheduled and periodic requirements are completed to the highest standards. Additionally, the Director of Facilities will also provide strategic and operational leadership for the university’s physical plant, infrastructure, and campus facilities. This position is responsible for ensuring a safe, reliable, efficient, and well-maintained environment that supports the university’s academic mission, students, faculty, and staff.


Responsibilities:

  • Direct daily facilities operations, including HVAC, electrical, plumbing, mechanical systems, carpentry, grounds, custodial services, and general maintenance.
  • Lead and develop facilities managers, supervisors, engineers, trades personnel, and support staff.
  • Develop and oversee preventive and predictive maintenance programs to improve equipment reliability and reduce emergency repairs.
  • Manage facilities operating and capital budgets, controlling costs while identifying opportunities for operational savings.
  • Develop capital improvement and deferred maintenance plans based on infrastructure condition, lifecycle, risk, and university priorities.
  • Manage contractors and vendors, including procurement, proposal review, contract performance, and project execution.
  • Ensure compliance with OSHA, fire/life safety, environmental, building code, and other regulatory requirements.
  • Oversee emergency response, utility interruptions, severe weather preparation, and campus business continuity.
  • Utilize CMMS/BMS and facility performance metrics to track work orders, preventive maintenance, energy consumption, equipment performance, and departmental productivity.
  • Partner with university leadership, Finance, Public Safety, IT, Student Affairs, Athletics, Housing, and other departments to support campus operations and special events.
  • Identify opportunities for energy conservation, sustainability, infrastructure modernization, and long-term cost reduction.
  • Establish departmental standards, SOPs, accountability measures, and service-level expectations to ensure consistent campus-wide performance.


Qualifications:

  • 7–10+ years of progressive facilities management experience, preferably in higher education, institutional, healthcare, commercial, or other large/complex facilities.
  • 3–5+ years in a leadership/management capacity, overseeing managers, supervisors, engineers, trades, and/or union personnel.
  • Strong working knowledge of HVAC, electrical, plumbing, mechanical, building automation, life-safety, and general building systems.
  • Demonstrated experience managing preventive maintenance programs, work-order systems/CMMS, deferred maintenance, and infrastructure assessments.
  • Experience developing and managing operating and capital budgets, forecasting expenses, reviewing proposals, and controlling costs.
  • Strong vendor and contractor management, including bidding, scope development, contract administration, and performance evaluation.
  • Knowledge of OSHA, fire/life safety, environmental regulations, building codes, and regulatory compliance.
  • Experience developing SOPs, KPIs, service standards, emergency response procedures, and operational reporting.
  • Strong communication and client-facing skills, with the ability to work effectively with university executives, faculty, students, vendors, and other stakeholders. · Proven ability to manage emergencies, competing priorities, staffing challenges, and high-pressure campus operations


Licenses:

  • A valid Driver's License is required for this position.
  • EPA Universal Refrigeration Certification.
  • P99 Low PSI Oil Burner Operation.
