POSITION SUMMARY
The Property Maintenance Specialist preserves the beauty, function, and safety of The Drop Inn. This role owns both the natural landscape and the built environment — the trails and beds as much as the plumbing and the locks.
The work is proactive rather than reactive. Success means catching small problems before they become expensive ones, and running a property where guests never think about maintenance because nothing ever makes them.
EXPERIENCE
Prior experience in landscaping, facilities maintenance, construction, or trades is preferred. Broad competence matters more than depth in any single trade: this role touches irrigation, carpentry, plumbing, electrical, small engines, and life safety in the same week.
QUALIFICATIONS
- Working knowledge of general repair — plumbing, electrical, drywall, paint, hardware, and fixtures.
- Safe operation of mowers, blowers, trimmers, chainsaws, pressure washers, golf carts, utility vehicles, and trailers.
- Valid driver's license and an insurable driving record.
- Tennessee pesticide/herbicide applicator certification held at hire or obtained within 90 days, if applying non-consumer products.
- Ability to troubleshoot independently and build a daily work list without direction.
- Availability for weekends, holidays, storm response, and participation in the after-hours on-call rotation.
- Ability to lift 50 lbs. regularly and 75 lbs. occasionally, work from ladders, navigate wooded terrain, and work in varying weather.
ESSENTIAL DUTIES
- Maintain the overall appearance, cleanliness, and safety of the property, grounds, trails, and common areas.
- Perform routine landscaping: mowing, trimming, edging, mulching, bed maintenance, irrigation, and seasonal planting.
- Complete preventative maintenance inspections on the Dwellings, van sites, clubhouse, common bath house, and amenities per the PM calendar.
- Perform minor repairs across drywall, paint, caulk, hardware, fixtures, plumbing, electrical, and smart-lock service.
- Acknowledge and close work orders within established priority timelines; document findings, actions, and parts used.
- Inspect and document life safety equipment — fire extinguishers, smoke and CO detectors, GFCI outlets, egress lighting, first aid, and AED.
- Know and maintain access to all water, electrical, and other utilities if required.
- Respond to storm events, water intrusion, freeze conditions, and after-hours emergencies as part of the on-call rotation.
- Report every injury, near-miss, and property damage event in writing within 24 hours.
TYPICAL DUTIES
- Walk the full property daily for litter, debris, hazards, standing water, and trip hazards.
- Manage trash and recycling: pull and stage containers, maintain enclosures.
- Maintain trails, fire pit areas, bike amenities, wayfinding signage, and outdoor gathering spaces.
- Monitor and service exterior and pathway lighting, timers, and photocells if applicable.
- Service and maintain equipment: battery water levels, blade sharpening, filters, tire pressure, batteries, and seasonal storage.
- Maintain the shop and parts room to par levels; submit reorder lists before stock runs out.
- Perform seasonal work including pressure washing, winterization, storm cleanup, and ice and snow removal.
- Support special projects, installations, guest events, and property improvements.
- Work the Slow Day Playbook and PM calendar independently when no urgent work orders are open.
PRE-OPENING RESPONSIBILITIES
The Drop Inn has not opened yet, which means our initial team will help open this project! If you have ever been part of an opening team, you know it can be fun, exciting, and lots of work! This is no different. Duties include but are not limited to unpacking, packing, storing, cleaning, organizing, testing, filling, loading, unloading, inventorying, etc.
BEYOND THE ROLE
- No one at PIER Group or The Drop Inn is above any task. This role will be cross-trained. Cross training is required, not optional.
- When your queue is clear and another area is under pressure, you move without being asked.
- Success is measured by prevention — work order close-out times, PM completion, the ratio of preventative to reactive work, repeat work orders, and safety record.
- Perform other duties as assigned by the General Manager.
