What You’ll Do

As Maintenance Director, you will oversee the facility’s maintenance operations and help ensure a safe, functional, and well-maintained environment for residents, staff, and visitors.

• Supervise daily maintenance operations, assign work orders, and establish priorities.

• Oversee building repairs, equipment maintenance, and preventive maintenance schedules.

• Ensure the building, grounds, and equipment meet applicable federal, state, and local safety requirements.

• Conduct routine inspections of the building, grounds, and facility systems, including electrical, plumbing, heating, and cooling.

• Test emergency generators and coordinate fire safety programs and fire drills as required.

• Perform routine repairs, including painting, minor carpentry, light bulb replacement, and other general maintenance tasks.

• Maintain clean, safe, and attractive grounds, including mowing, trimming, and debris removal.

• Manage maintenance supplies, equipment orders, budgets, and departmental records.

• Coordinate outside contractors and oversee repair, maintenance, and construction services.

• Supervise maintenance personnel, including training, scheduling, performance evaluations, and work assignments.

• Maintain preventive maintenance records and schedules for daily, weekly, monthly, quarterly, semiannual, and annual tasks.

• Collaborate with other departments to address maintenance needs and support facility operations.

• Attend department head meetings and participate in required committees.

• Remain available for facility emergencies as needed.

What We’re Looking For

• High school diploma or GED, or equivalent related work experience.

• At least three years of related maintenance experience.

• One to two years of management or supervisory experience.

• Practical knowledge of building maintenance, repairs, and facility operations.

• Ability to operate groundskeeping equipment, including lawn mowers, weed eaters, blowers, edgers, and pressure washers.

• Strong organizational skills and attention to detail, with the ability to prioritize multiple projects.

• Effective verbal and written communication skills in English.

• Professionalism, sound judgment, and the ability to maintain confidentiality.

• A team-oriented, customer-service-focused approach and the ability to work well under pressure.
