We are seeking a full-time, highly organized, detail-oriented Property Manager / Leasing & Operations Coordinator to oversee approximately 100 residential units in the Denver and Aurora metro area. This position is ideal for a seasoned property management professional who thrives in a fast-paced environment, enjoys working with people, has strong accounting and systems skills, and can effectively manage multiple priorities.
The ideal candidate will possess exceptional customer service skills, strong attention to detail, and the ability to maintain compliance with affordable housing and income-restricted program requirements, including Denver HOST income qualification requirements and annual recertifications.
This position will primarily be based onsite at one community while regularly supporting operations at multiple properties throughout the portfolio.
Key Responsibilities
Leasing & Resident Relations
- Conduct property tours and assist with leasing efforts.
- Manage prospect inquiries and follow up on leads.
- Process applications and perform detailed resident screening and approval procedures.
- Collect, review, and verify income, asset, and household documentation required for Denver HOST and other affordable housing programs.
- Ensure compliance with all income-restricted housing requirements, certifications, and recertifications.
- Prepare lease documents and coordinate resident move-ins and move-outs.
- Educate residents regarding lease terms, community policies, and property procedures.
- Maintain professional communication with residents while addressing concerns and resolving disputes.
- Assist residents with understanding rent charges, utility billings, payment plans, and account balances.
Compliance & File Management
- Maintain complete and accurate resident files.
- Monitor deadlines for annual income certifications, lease renewals, and compliance audits.
- Verify household eligibility for affordable housing programs and maintain supporting documentation.
- Ensure all resident files meet ownership, lender, and regulatory compliance standards.
- Prepare reports and documentation requested by ownership, auditors, lenders, and government agencies.
Property Operations
- Coordinate daily operations across multiple residential communities.
- Conduct regular property inspections to identify maintenance, safety, and curb appeal issues.
- Assist ownership in developing and implementing operational improvements.
- Ensure properties maintain a professional appearance and high resident satisfaction.
Maintenance Coordination
- Serve as the liaison between residents, maintenance staff, and vendors.
- Receive, prioritize, and track maintenance requests.
- Troubleshoot maintenance issues with residents when appropriate.
- Clearly communicate work scope and property issues to vendors.
- Coordinate vendor scheduling and follow-up.
- Obtain and track insurance certificates, W-9s, invoices, lien waivers, and other required vendor documentation.
Marketing & Occupancy
- Assist ownership with marketing initiatives and occupancy goals.
- Maintain online listings on various rental platforms.
- Monitor market conditions, rental pricing, and competitive properties.
- Recommend and implement value-add projects that improve revenue and resident satisfaction.
- Assist with resident retention and renewal efforts.
Accounting & Financial Administration
- Process accounts receivable and accounts payable functions.
- Monitor delinquent accounts and assist with collections and payment arrangements.
- Enter lease and resident information into property management software.
- Reconcile invoices and track vendor payments.
- Maintain accurate financial records and supporting documentation.
- Work closely with ownership, financial institutions, accountants, and vendors.
- Utilize multiple accounting and property management software systems as required.
Qualifications
Required Experience
- 3 to 5+ years of residential property management experience.
- Experience managing affordable housing, income-restricted housing, or compliance-based housing programs preferred.
- Experience with Denver HOST, HUD, LIHTC, Section 8, or similar housing programs is highly desirable.
- Strong knowledge of leasing, resident relations, maintenance coordination, and property operations.
- Experience with property management and accounting software systems.
