The Property Maintenance Superintendent is responsible for overseeing maintenance operations across a multi-property portfolio, ensuring properties are safe, well-maintained, and operating efficiently. This position provides leadership to maintenance teams, manages vendor relationships, oversees capital improvements, and serves as a technical resource for Community Managers and maintenance staff.

Essential Responsibilities

Personnel Management

  • Recruit, train, develop, and retain maintenance team members.
  • Lead regular training and safety meetings.

Operations Management

  • Assist with budget preparation, purchasing, and expense management.
  • Develop and maintain maintenance policies and procedures.
  • Implement technology and process improvements to increase efficiency.
  • Plan and oversee capital improvement, renovation, and replacement projects.

Safety & Compliance

  • Maintain current MSDS/SDS records and ensure compliance with applicable regulations.
  • Oversee property safety and compliance programs, including pools, fitness centers, maintenance shops, fire extinguishers, and lighting systems.
  • Conduct regular property inspections and ensure corrective actions are completed promptly.
  • Promote safe work practices and ensure compliance with company policies and industry standards.

Qualifications

  • Minimum of five (5) years of maintenance management experience.
  • Strong property maintenance knowledge, including HVAC, appliances, electrical, plumbing, drywall, painting, finish carpentry, key control, and apartment turn processes.
  • Proficiency in Microsoft Office Suite, particularly Excel.
  • Experience with Yardi Work order and Inventory or a similar purchasing and inventory management system.
  • Valid driver's license with an acceptable driving record.

Work Environment

This position operates in a hybrid environment, with approximately 75% of time spent at the corporate office in Hebron, Kentucky, and 25% traveling between properties located throughout Northern Kentucky and Cincinnati, Ohio. Mileage reimbursement is provided for travel between company properties.
