JOB SUMMARY

Direct facility operations to achieve safe, efficient, and cost-effective performance across maintenance, landscaping, snow removal, budgeting, and vendor management. Coordinate operational activities of the property to obtain optimum efficiency and economy of operations by performing the following duties personally or through supervisors.

ESSENTIAL FUNCTIONS

  • Manage landscaping operations, including staffing, scheduling, training, seasonal planning, irrigation and turf care, planting and pruning, equipment and supplies, vendor oversight, quality inspections and corrective action; previous landscaping management experience is required.
  • Manage snow-removal operations, including staffing, scheduling, training, weather monitoring, pretreatment and deicing, route priorities, equipment inspections, traffic controls, incident reporting, and post even review. Enforce requirements for personal protective equipment, pre-shift briefings, safe equipment operation, hazard identification, slip-and-fall prevention, and compliance with company policies and application regulations; previous snow-removal management experience is required.
  • Establish and implement facility policies, procedures, and performance goals.
  • Coordinate activities of maintenance department to affect operational efficiency and economy.
  • With the General Manager, analyze department budget requests to identify areas in which reductions can be made, and allocate operating budget.
  • Confer with administrative personnel and review activity and operating reports to determine changes in programs or operations required.
  • Prepare directives to maintenance supervisors outlining policy, programs, and/or operational changes to be implemented.
  • Ensure assets are being managed effectively in areas such as property services, cost control, vendor and tenant relations.

SUPERVISORY RESPONSIBILITIES

Manage and supervise employees in the Maintenance departments. Responsible for the overall direction, coordination, and evaluation of these departments. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Works with outsourced contractors including facility cleaning, maintains a clean and friendly environment.

MEASUREMENT

Facilities Managers are measured based on the following criteria:

  • Performance against assigned budget.
  • Performance of Mall Operations.

Safety-Workers' Compensation Claims

Mall property, vehicles, equipment and asset management

  • Display effective vertical and horizontal communication with all other functional areas.
  • Develop annual objectives and goals.

EDUCATION & EXPERIENCE:

  • Three to five years related experience and/or training; or equivalent combination of education and experience.

KNOWLEDGE, SKILLS & ABILITIES:

  • Ability to read, analyze, and interpret general procedures, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, vendors, customers, and the public.
  • Comprehend and interpret complex verbal and written documents.
  • Ability to calculate figures and amounts such as discounts and interest, related to purchase orders and budgets.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of instructions and deal with several abstract and concrete variables.
  • Must have valid NYS Driver’s license
  • Must be able to work nights, weekends and holidays as needed.

  • The work environment is indoors and outdoors, frequently exposed to all types of weather conditions.
  • The noise level in the work environment is usually moderate.

The salary range listed for this position represents the anticipated compensation based on experience and qualifications and may vary depending on internal factors and applicable laws.
