PURPOSE:
The Facilities Maintenance Manager is responsible for quality workmanship of all clubhouse buildings’ maintenance, repairs and housekeeping. This position will carry out all clubhouse repairs and general maintenance needed for equipment, furniture, masonry and building structure of the main clubhouse and all outlets. This position will supervise maintenance personnel. Has knowledge of the Club safety policies and procedures and follows and enforces these policies.
DUTIES & RESPONSIBILITIES:
- Monitors cost of providing custodial and facilities maintenance functions.
- Develops and implements training programs for maintenance staff to ensure technical skills, safety, and job knowledge.
- Prepares and implements an effective preventative maintenance program for buildings and equipment.
- Coordinates and directs the preventive maintenance service contracts of HVAC and refrigeration equipment through the service contractor and supervises repairs as needed.
- Coordinates the service contract with housekeeping for janitorial services.
- Establishes and maintains data to include a work order system, of all services and repairs.
- Supervises staff through performance evaluation, counseling, and training on new procedures. Interviews, hires, trains and supervises staff for facilities maintenance.
- Prepare weekly scheduling for maintenance employees.
- Check all equipment on a regular basis to make sure it is kept clean and operating properly.
- Purchase tools and supplies for maintenance.
- Prioritizes requests for projects and prepares plans for project completion, including labor hours, materials and supplies, and equipment necessary.
- Evaluates project proposals with lead workers to determine labor and supply inputs and to discuss any necessary modifications to proposal.
- Determines building Renewal and Replacement (R & R) project budget and develops a master plan for implementation of projects.
- Coordinates and supervises all R&R projects with outside contractors.
- Oversee any construction or remodeling that is done to buildings on property.
- Establish and review contracts for maintaining any and all equipment on property.
- Makes daily visual inspections of area for cleanliness, work progress, and completed work drawing attention to deficiencies that need to be corrected.
- Reviews budget on a daily basis by analyzing expenditures, reviewing specific expenditures with upper management, and making any adjustments needed.
- Holds weekly staff meetings to review weekly schedule, discuss problems, and participate in training.
- Develops and maintains a computerized facilities work order system for scheduling maintenance activities, prioritizing projects, coordinating work assignments, tracking requests, costs and follow-up.
- To ensure myself and other employees maintain a cheerful and courteous attitude at all times.
- Maintain clean and orderly working conditions at designated work locations and throughout the entire Club.
PHYSICAL REQUIREMENTS:
- Capable of working extended hours, to include weekends and holidays as necessary.
- Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
- Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities.
- Position involves sitting, standing, kneeling, bending, pushing, shoving, lifting, carrying and moving objects that can weigh up to 75 lbs. This can occur throughout the day.
- Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
- Must be able to transport oneself throughout the property. Must have a valid state driver’s license.
ENVIORNMENTAL REQUIREMENTS:
- Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently and cheerfully under such circumstances. For safety reasons, must remain alert to working conditions and aware of safety, health and environmental concerns.
- Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
- This position will alternate between working indoors in a controlled climate and with proper lighting to an outdoors setting with variable climate and lighting.
EDUCATION AND EXPERIENCE:
- High school graduate or ability to obtain high school diploma or equivalent of education and experience.
- Extensive knowledge of electrical, plumbing and carpentry trades. Able to work and complete assignments with minimal supervision; must be able to work independently and make competent decisions involving various assignments.
- 3-5 years’ experience in a multi-faceted maintenance position.
