ROLES AND RESPONSIBILITIES:
- Perform routine grounds maintenance including mowing, weeding, tree/shrub trimming and general landscaping.
- Assist with seasonal care such as planting, mulching, hardscapes and pest control.
- Plan, support and lead all types of grounds maintenance projects.
- Inspect outdoor spaces regularly and report maintenance needs, safety hazards, or property damage.
- Support snow and ice removal during the winter, including shoveling, de-icing, and operating snow equipment.
- Collaborate with Viking Lakes stakeholders and off-campus properties on all aspects of grounds maintenance.
- Develop, implement, and execute SOPs for regular and preventative maintenance, inspections, and other projects.
- Adhere to grounds maintenance budgets, track expenses, and find creative ways to cost efficient where possible.
- Manage and coordinate a variety of grounds maintenance service with outside vendors.
- Continue to develop and expand the in-house grounds maintenance program.
- Assist the development and construction teams with new project landscaping designs.
- Set up and maintain outdoor areas for special events, ensuring grounds are clean, safe, and ready for use.
- Support event operations by transporting equipment and building event infrastructure.
QUALIFICATIONS:
To perform this role successfully, the individual must be able to perform each essential duty professionally and promptly. The position will require operation of a motor vehicle to complete service calls and transport tools, materials, and equipment. A valid driver's license with a clean driving record are required. The requirements listed below are representative of the knowledge, skill and/or ability needed for this position. EXPERIENCE AND TECHNICAL KNOWLEDGE
- Minimum two (2) years of experience in lawncare, landscaping or general grounds maintenance.
- Experience with irrigation controls and general repair of irrigation systems.
- Basic understanding of lawn and plant chemical treatments, herbicides, and fertilizers.
- Preferred Pesticide applicators license.
- Comfortability and experience in operating landscaping equipment such as mowers, blowers, trimmers, utility vehicles, fork lifts and other small engine maintenance equipment.

- High level of attention to detail, demonstrating initiative, professionalism, personal awareness, and integrity.
- Effectively communicate (oral and written) in a professional manner on a regular basis with team members, leadership, residents, tenants, and vendors.
- Ability to work independently, with minimal supervision, while also effectively working as part of a team.
- Dependable, accountable, and punctual; willingness to work overtime and on-call, as well as evenings, weekends and holidays as needed.
- Excel in a fast-paced, dynamic environment; ability to adapt to changing priorities; remain focused under pressure; able to meet deadlines.
- Treat others with respect; show sensitivity to and respect for cultural differences; support diverse workforce and help to ensure workplaces and communities are free from unlawful discrimination and harassment.
- Maintain confidentiality and discretion with regard to sensitive proprietary and confidential information of company, residents, tenants, and customers.
PHYSICAL DEMANDS:
- Must be able to lift, push, pull and/or move up to 50 lbs. Will be on your feet and mobile frequently.
- Ability to work outside for long periods of time, in varying temperatures and weather conditions.
- Regularly operates, maintains, and repairs heavy equipment, machinery, and tools.
