EqualAccess is partnering with a New York–based, vertically integrated real estate organization seeking an experienced and dynamic Superintendent to join its Multifamily Management department. With over 100 years in business, the company develops, owns, and manages thoughtfully designed residential, retail, and mixed-use communities throughout New York City. Its diverse portfolio includes luxury rental residences, condominiums, retail spaces, destination hospitality concepts, and housing for low-, moderate-, and middle-income residents through strategic partnerships with public agencies and nonprofit organizations.
Position Summary: The super will be responsible for common area and apartment repairs in the scope of plumbing, electrical, HVAC, carpentry, painting, and appliances. Further oversight of the building’s curb appeal through building exterior inspections, cleaning and grounds maintenance is required. Customer service and attention to detail are critical skills to ensure the satisfaction of the building’s residents. Responsibilities may also include daily cleaning and special projects as assigned. Please note overtime may be required and the shift may change at any time due to operational needs.
Responsibilities include, but are not limited to:
- Inspect buildings daily and develop a preventative maintenance routine.
- Coordinate compliance with city agencies (DOB, ECB,DEP, DHCR, DOH, HPD) to respond to violations.
- Respond to maintenance requests in a timely manner by diagnosing and repairing appliances, HVAC, electrical, waste management, and plumbing systems in a manner consistent with Genuine operating procedures and with the intent to reduce recurring problems. Follow through to ensure issues are resolved.
- Ensure vacant apartments are made move-in ready in a timely manner.
- Interface with Facilities and Property Management Team, Vendors, and Residents to coordinate daily activities at the building
- Interface with Facilities and Property Management Team and Asset Managers
- Use Rent Café to view, add notes to, and close maintenance requests.
- Comply with safety and environmental procedures, lockouts, and mold awareness programs.
- Foster a work environment that promotes energy conservation and continuous improvement of engineering functions
- Maintain regular attendance and highest standards of personal appearance and grooming, as required by the employee handbook
- Order and maintain inventory of building tools, materials and supplies as approved by management.
- Always maintain buildings in good and clean satisfactory condition, including vacant units, common areas, basement, and roof.
- Supervise contractors making sure they practice good workmanship.
- Ensure service contractors visit the building monthly for appropriate maintenance (pest control, elevator, gas boiler, etc.).
- Handle emergency calls during non-business hours when applicable.
- Perform other duties as directed.
- Remove snow and keep sidewalks clean and safe during inclement weather.
- Collect garbage and recyclables as needed.
Work Environment and Physical Demands:
- Indoor and outdoor hi-rise maintenance environment consisting of, but not limited to, exposure to moving mechanical parts, heights, toxic or caustic chemicals, pets, and loud noises.
- Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
- Vision requirements include both close range and long-distance vision.
- Must be able to lift up to 50 lbs.
- Must be able to climb ladders and crawl into confined spaces.
- Must be able to utilize power and hand tools.
Qualifications:
- 5 years of minimum experience in residential/commercial supervision.
- High School Diploma or equivalent.
- Valid EPA Lead-Safe certification a plus, FDNY Certificate of Fitness (S112, S13, S95 etc.)
- Must have technical understanding of all building equipment, fire systems, and mechanical systems.
- General computer skills for composing and reading e-mails to and from management and contractors, utilizing the building’s management software and purchasing supplies on the internet.
- Organized self-starter with excellent attention to detail.
- Good leadership skills and strong work ethic.
- Prior experience working with a professional real estate management company.
- Must be willing to perform cleaning duties.
