We are a Property Management Company looking for a skilled and dependable Maintenance Technician II to join our property management team. In this role, you’ll play an important part in keeping our residents’ homes comfortable, safe, and well-maintained while helping ensure the entire community looks and operates at its best.

You’ll work on everything from everyday service requests and apartment turns to preventive maintenance and building-system repairs. This is a hands-on position for someone who enjoys troubleshooting, solving problems, working with their hands, and seeing the immediate results of their work.

You’ll partner closely with the Community Manager and Maintenance Supervisor and interact regularly with residents, vendors, and other members of the property team.

What You’ll Be Responsible For

  • Troubleshoot, repair, and maintain a variety of property systems, including HVAC, plumbing, electrical, appliances, water heaters, and other building components.
  • Troubleshoot, repair, and replace residential water heaters as needed, including diagnosing issues with water temperature, leaks, connections, and related components.
  • Install and replace household appliances, ensuring proper connections, operation, and installation in accordance with manufacturer specifications and applicable requirements.
  • Complete service requests efficiently and professionally while providing residents with courteous, solutions-oriented service.
  • Maintain apartment interiors and building exteriors, including doors, windows, walls, flooring, fixtures, hardware, and other property features.
  • Prepare apartments for new residents by completing painting, cleaning, repairs, replacements, appliance installations, and final inspections to ensure homes are move-in ready.
  • Perform routine property walks and inspections to identify maintenance needs and address potential issues before they become larger problems.
  • Carry out scheduled preventive maintenance on equipment and building systems to improve reliability and reduce unexpected repairs.
  • Respond to maintenance emergencies such as plumbing leaks, water heater failures, electrical problems, HVAC failures, and other urgent property issues.
  • Participate in the on-call rotation and provide after-hours support when scheduled, including evenings, weekends, and holidays.
  • Help maintain the community’s overall appearance, including common areas, amenities, grounds, clubhouse areas, and other shared spaces.
  • Maintain an organized maintenance shop and keep an accurate inventory of tools, equipment, parts, and supplies.
  • Follow company safety procedures, applicable building codes, and other regulatory requirements. Report hazards or potential compliance concerns promptly.
  • Work collaboratively with property management, contractors, and vendors to keep maintenance projects and daily operations moving efficiently.
  • Use Entrata Facilities to accurately document work orders, inspections, repairs, and other maintenance activities.
  • Take on additional property maintenance and operational responsibilities as needed.

What We’re Looking For

We’re looking for someone with at least two years of hands-on apartment maintenance experience and strong working knowledge of the systems, repairs, and day-to-day maintenance needs of a multifamily community. The right candidate will be dependable, take pride in their work, and be committed to completing every job safely and correctly.

Qualifications:

  • High school diploma or GED.
  • 2+ years of experience in residential property maintenance, facilities maintenance, building operations, or a related field.
  • Hands-on knowledge of electrical, plumbing, HVAC, appliance repair, and general building maintenance.
  • Valid HVAC certification
  • Familiarity with residential environmental concerns such as mold and other common building-related hazards.
  • Valid driver's license and clean driving record.
  • Comfortable using a smartphone, tablet, or other smart device for work orders, property management software, and communication.
  • Strong organization and time-management skills, with the ability to prioritize competing requests.
  • Ability to communicate effectively in English, both verbally and in writing.
  • A customer-service mindset and the ability to interact professionally with residents, coworkers, vendors, and contractors.

What You Can Expect

This is an onsite, hands-on position where every day can look a little different. You’ll spend time both inside and outside, move between different areas of the community, and balance planned maintenance with unexpected service needs.

The position requires:

  • A five-day on-site workweek.
  • Flexible to work overtime as needed to support business needs.
  • Participation in the on-call rotation when assigned.
  • Regular standing, walking, bending, reaching, climbing, and other physical activities.
  • Ability to lift and carry items weighing 50+ pounds.
  • Ability to work in varying indoor and outdoor conditions.
  • Flexibility to shift priorities and respond to urgent maintenance situations.
  • Frequent interaction with residents, vendors, contractors, and property management staff.
