Position Type: W2 Full Time
Pay: $55,000 - $65,000 (Based on experience) with some project based bonuses added as well.
Schedule:
- Monday–Friday
- Occasional evening Board meetings are required.

We are seeking an experienced and organized Community Association Manager to manage a portfolio of approximately 5–8 HOA, condominium, and/or community associations in Dakota County.
This is an excellent opportunity for someone who enjoys working directly with Boards of Directors, homeowners, vendors, and contractors and who can confidently manage multiple associations, projects, deadlines, and priorities.
We are looking for someone who takes ownership of their work, communicates professionally, solves problems, and can work independently while providing strong support and guidance to each Board.

What You'll Do
As a Community Association Manager, you will be responsible for the day-to-day management of your assigned portfolio, including:
Board & Association Management
- Serve as the primary management contact for multiple Boards of Directors.
- Attend and facilitate Board meetings, including occasional evening meetings.
- Prepare meeting agendas, Board packets, reports, and follow-up items.
- Provide Boards with recommendations, information, and guidance.
- Maintain association records, contracts, correspondence, and documentation.
- Assist with annual budgets and financial planning.
- Keep track of multiple association calendars, deadlines, projects, and priorities.
Homeowner Relations
- Respond to homeowner questions, concerns, and requests.
- Communicate Board decisions, policies, and procedures clearly.
- Assist with enforcement of association governing documents and rules.
- Handle difficult or sensitive situations professionally and objectively.
- Build positive working relationships with homeowners and Board members.
Property & Vendor Management
- Conduct regular property inspections.
- Identify maintenance, repair, and improvement needs.
- Obtain and evaluate vendor bids and proposals.
- Coordinate contractors and service providers.
- Monitor maintenance and capital projects through completion.
- Review vendor performance and contract compliance.
- Assist Boards with capital improvement and replacement projects.
Financial & Administrative Management
- Assist with preparation and monitoring of association budgets.
- Review invoices and association expenses.
- Review financial reports and communicate significant issues to Boards.
- Maintain accurate financial and administrative records.
- Manage multiple association deadlines and reporting requirements.
What We're Looking For
Required:
- Experience in property management, association management, facilities management, or a related field.
- Strong organizational and time-management skills.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and deadlines.
- Strong customer-service and interpersonal skills.
- Ability to work independently and exercise good judgment.
- Proficiency with Microsoft Office and standard business software.
- Valid driver's license and reliable transportation.
- Ability to attend occasional evening Board meetings.
Preferred:
- HOA, condominium, townhome, or community association management experience.
- Experience managing multiple associations or properties.
- Experience working directly with Boards of Directors.
- Experience with association budgets, financial reports, contracts, and vendors.
- Experience coordinating maintenance or capital improvement projects.
- CMCA, AMS, PCAM, or similar certification.
- Knowledge of Minnesota community association practices.
The Ideal Candidate
You are organized, dependable, professional, and comfortable managing several associations at once. You can move between different Boards and communities while keeping track of each association's unique needs, priorities, governing documents, budgets, and projects.
You are also comfortable communicating with homeowners, vendors, contractors, and Board members and can handle challenging situations with professionalism and good judgment.
