Job DescriptionDescription:

The Residential Porter’s primary responsibility is to maintain the physical integrity of the apartment community. It will involve the upkeep and enhancement of the property’s peak appearance at all times and provide support to other on-site staff personnel to complete any assigned tasks.


Essential Functions:

  • Conduct all business in accordance with Company policies and procedures, OSHA, ADA, Fair Housing Act, applicable Landlord/Tenant Act, State, local and Federal laws.
  • Keeping all common areas tidy and free from debris.
  • Dust and clean furniture, equipment, walls, etc. in all common areas
  • Sweeping, vacuuming and mopping floors.
  • Emptying trash cans, servicing restrooms and wiping down communal surfaces.
  • Replenish supplies in all common areas.
  • Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, etc.
  • Knows the emergency procedures for the property, including the location and how to engage water and gas shutoff valves and access to sewer cleanouts and fuse panels.
  • Promotes safety awareness to limit property loss and damage or injury to residents and visitoris to the property.
  • Adheres to all property policies and procedures.
  • Pressure washes sidewalks, buildings, etc on a as needed basis
  • Assists in snow removal at property, as required.
  • Mix and dispose of all cleaning solutions appropriately.
  • Ensuring safe and sanitary storage and care of all cleaning products.
  • Check common area and exterior lighting on a regular basis. Change non-working light bulbs.
  • Constantly be aware of the condition throughout the community and immediately pick up any trash and/or clean any area in need and report any unsafe conditions.
  • Assist in preparing units, including removing trash from vacant apartments before make-ready.
  • Perform additional tasks and responsibilities requested by Property Manager/Upper Management.


Physical Requirements:

  • Must have a valid driver’s license
  • Must have reliable transportation
  • Must not pose a direct threat to the safety and health of himself/herself or others
  • Able to read and follow instructions, warnings, procedures, etc.
  • Able to effectively and professionally communicate both orally and in writing
  • Must be available to work evenings and weekends
  • Able to follow company policies and procedures
  • Work in various body positions to complete tasks
  • Able to travel up and down 3 flights of stairs during work day transporting up to 80 pounds
  • Possess excellent customer service skills
  • Able to maintain a professional appearance
  • Must be able to kneel, crouch, crawl, reach, push or pull up to 80lbs
  • Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold)
  • Must be able to communicate effectively by using a cell phone and computer
  • Able to climb stairs multiple times daily while transporting items

Compensation:

The Day Porter compensation will be based on experience and qualifications. This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions


Supervisory Responsibility:

  • This position does not have any supervisory responsibility


Promotional Opportunity:

Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.
