We are seeking a Senior Maintenance Supervisor to become a part of our team! Above all else, we are seeking a leader who will motivate and inspire their team. Primary Role:

The Maintenance Supervisor is responsible for maintaining the entire property in good working order and an attractive, comfortable condition. Maintains inventory of supplies for needed maintenance repairs. Provides training and supervision of maintenance team members ensuring the quality and timeliness of work performed. On-call in accordance with the schedule to handle maintenance emergencies from residents and property emergencies.

Relationships:

  • Reports to: Property Manager/Director
  • Maintains relationships with: All team members, contract laborers working on property, and residents; supervises maintenance team members at assigned property.

Responsibilities:

The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position.

  • Ensures all service requests are completed on a timely basis and a notice is left in the resident’s apartment.
  • Maintains make-ready status and schedule maintenance personnel according to guidelines.
  • Completes reports required by management as follows:
    • Response Time Report
    • Exterior Inspection Report
    • Fixed Assets Inventory
    • Pool & Jacuzzi Maintenance Log
    • Boiler Repair Log
    • And, ensures that Inventory Control Log is completed correctly.
  • Notifies Manager of any supplies or parts necessary to complete the service requests.
  • Performs preventive maintenance.
  • Regular inspects grounds, buildings, plumbing, electrical fixtures, appliances and major equipment.
  • Performs emergency maintenance as needed.
  • Remains available as back up or support for on-call personnel or ensures alternate back-up.
  • Maintains all storage and maintenance shops according to company standards.
  • Maintains and safeguards all company tools and equipment.

  • Crouching – frequently bending body downward and forward by bending legs and spine.

Qualifications (Ideal):

  • High school diploma or equivalent.
  • Full-time maintenance experience.
  • In depth knowledge of electrical, plumbing and HVAC systems. Skills in carpentry, roofing and other general construction related items.
  • Refrigerant Transition and Recovery Certification helpful, not mandatory.
  • State Boiler License helpful, not mandatory.
  • Pool Operator’s License helpful, not mandatory.
  • Universal Refrigeration Technical License helpful, not mandatory.
  • Own tools.
  • Reliable transportation to the property.
  • Good safety habits.
  • Compatible with wide range of people.
  • Neat appearance.
  • Thorough, reliable, responsible, honest, organized, flexible, and service-oriented.
  • Willingness to learn and follow tenant and Fair Housing laws and regulations.
  • Ability to read and interpret documents such as safety rules and procedure manuals.
