Position Summary
The Property Maintenance Technician is responsible for maintaining the overall appearance, functionality, and safety of residential and/or commercial properties. This role performs routine maintenance, preventative maintenance, repairs, and responds to maintenance requests to ensure properties remain in excellent condition and provide a safe, comfortable environment for tenants and guests.
Key Responsibilities
- Perform routine inspections of buildings, grounds, and equipment to identify maintenance needs.
- Complete work orders for repairs in a timely and professional manner.
- Troubleshoot and repair plumbing, electrical, HVAC, carpentry, drywall, painting, flooring, and appliance issues.
- Conduct preventative maintenance on building systems and equipment.
- Maintain the cleanliness and appearance of common areas, grounds, parking lots, and landscaping.
- Respond to emergency maintenance requests, including after-hours calls as required.
- Install and replace fixtures, appliances, locks, doors, windows, and other building components.
- Monitor inventory of maintenance supplies and equipment and notify management when replenishment is needed.
- Ensure compliance with company policies, safety regulations, and local building codes.
- Coordinate with outside contractors when specialized repairs are required.
- Maintain accurate records of completed work orders, inspections, and preventative maintenance activities.
- Assist with unit turnovers by preparing apartments or commercial spaces for new occupants.
Qualifications
- High school diploma or GED required.
- 2+ years of property maintenance, facilities maintenance, or related experience preferred.
- Working knowledge of plumbing, electrical, HVAC, carpentry, painting, drywall repair, and general building maintenance.
- Ability to safely operate hand and power tools.
- Valid driver's license with a clean driving record preferred.
- Ability to read and understand maintenance manuals, work orders, and safety procedures.
- EPA Certification, HVAC Certification, or other trade certifications are a plus.

Physical Requirements
- Frequently lift and carry up to 50 pounds.
- Stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Work indoors and outdoors in varying weather conditions.
- Ability to respond to emergency maintenance situations outside of normal business hours when scheduled.
Working Conditions
- Residential apartment communities, commercial buildings, or mixed-use properties.
- Exposure to cleaning chemicals, dust, noise, and maintenance equipment.
