Job DescriptionDescription:General Responsibilities

  • Assist in the marketing of the apartments to achieve and to maintain market occupancy rate
  • Greeting all people who visit the communities
  • Maintains positive relations with residents and prospects
  • Administrative responsibilities
  • Adhere to policies and procedures as set forth by Braden Fellman Group, LTD

Specific Job Responsibilities

  • Prepare and process rental applications, lease packets, renewals and any related forms and maintain files for such documents
  • Tour prospects through model apartments or market ready units (includes driving prospects for such a tour)
  • Answer phone calls and give out rental information as dictated by policy/procedure
  • Track how prospects are hearing about us and follow up after they have visited our property or properties
  • Handle all details of move in, move out, inspections and any related forms
  • Obtains an acceptable closing ratio for leases using knowledge of property and community to overcome prospect objections.
  • Assist Property Manager with preparation of any required reports such as Weekly Status Report and others as directed by Property Manager.
  • Initiate and distribute service requests for general maintenance and follow up as needed.
  • Report accidents and emergency situations to the Property Manager and assist with completing necessary incident report forms and related notifications to residents.
  • Prepare lease renewals, coordinate all move-in dates and all changes regarding move-outs
  • Assist and/or prepare daily rent collection for submittal to accounting department per company policy/procedure
  • Assist Property Manager in delivering notices to residents, collection calls, filing and other such tasks as assigned (includes driving to properties to make such deliveries)
  • Adhere to all fair housing laws
  • Attend weekly leasing meetings
  • Must have and maintain a valid driver’s license and be insured
  • Other duties as may be assigned

Educational/Experience Requirements

  • Experience working in a sales environment or with customers
  • Use of various types of computer software packages including those that relate to real estate management
  • Bachelor’s degree and/ or related experience preferred.
