Position Summary

We are seeking a self-starter, highly motivated, and professional Property Manager to oversee a portfolio of primarily residential properties. The ideal candidate thrives in a fast-paced environment, excels at building strong owner and tenant relationships, and is driven to achieve outstanding results. This hands-on role requires strong organizational skills, meticulous documentation, and the ability to remain calm and solution-oriented under pressure. You will manage all aspects of property operations using modern tools like AppFolio while ensuring full compliance with Texas property laws.


Key Responsibilities

• Manage the full tenant lifecycle, including marketing and leasing vacant units, tenant screening and approval, move-in/move-out coordination, make-ready processes, lease renewals, and rent collection.

• Conduct thorough property inspections, coordinate maintenance and repairs, manage vendor relationships, and oversee field site visits across the Greater San Antonio area to maintain high property standards and resident satisfaction.

• Handle landlord and property owner onboarding, prepare and deliver accurate monthly financial reports, and maintain transparent communication regarding property performance, budgets, and distributions.

• Ensure strict compliance with the Texas Property Code, Fair Housing laws, and all applicable regulations; manage the eviction process when necessary.

• Utilize property management software (AppFolio or similar) for all leasing, accounting, maintenance tracking, and reporting functions.

• Respond promptly to tenant inquiries, complaints, and emergencies while demonstrating exceptional follow-up, documentation, and de-escalation skills in stressful situations.

• Build and maintain strong vendor networks, negotiate contracts, and coordinate timely maintenance workflows to control costs and minimize vacancies.

• Monitor portfolio occupancy, tenant retention, and financial metrics to drive profitability and operational efficiency.

• Perform regular site visits and market analyses to support competitive positioning and proactive issue resolution.

• Maintain detailed records of all transactions, communications, and property conditions.


Required Qualifications

• Active Texas Real Estate License (required).

• Minimum 1 year of professional property management experience (residential focus preferred; single-family, multi-family, HOA, or commercial experience a plus).

• Proven experience with property management software such as AppFolio (or equivalent systems like Yardi, Buildium, etc.).

• In-depth knowledge of Texas Property Code, landlord-tenant laws, tenant screening, move-in/out processes, make-ready standards, and the full eviction lifecycle.

• Strong proficiency in maintenance coordination, vendor management, property inspections, and documentation.

• Excellent verbal and written communication skills with the ability to handle high-stress situations professionally.

• Self-motivated, highly competitive, and results-oriented with a proactive “owner’s mindset.”

• Clean driving record, reliable personal vehicle, and willingness to travel locally for site visits throughout the Greater San Antonio area.

• Ability to provide professional references.


Preferred Qualifications

• Bilingual in English and Spanish (highly valued for our diverse tenant base).

• Experience managing a portfolio of 50+ units or equivalent volume.

• Familiarity with additional property types (HOA or light commercial).

• Prior experience preparing owner statements, budgets, and financial reporting.
