Position Summary
We are seeking an experienced Lead Maintenance Supervisor to oversee all maintenance operations at our apartment community. The ideal candidate is a hands-on leader with strong HVAC troubleshooting skills, excellent customer service, and the ability to lead and mentor a maintenance team. This individual will ensure the community is maintained to the highest standards while providing timely, quality service to residents.
HVAC Certification is REQUIRED for this position.
Essential Responsibilities
- Supervise and coordinate the daily activities of the maintenance team.
- Perform and oversee HVAC troubleshooting, repairs, and preventative maintenance.
- Complete work orders efficiently while maintaining high-quality workmanship.
- Ensure vacant apartments are turned and ready for new move-ins on schedule.
- Perform plumbing, electrical, carpentry, appliance, drywall, painting, and general maintenance repairs.
- Maintain all mechanical systems, equipment, and community amenities.
- Develop and implement preventative maintenance programs.
- Ensure all work is completed in compliance with OSHA and company safety standards.
- Monitor inventory and order maintenance supplies and parts as needed.
- Coordinate with outside vendors and contractors when necessary.
- Conduct routine inspections to identify maintenance needs and safety concerns.
- Respond to after-hours emergency maintenance calls on a rotating schedule.
- Train, mentor, and support maintenance technicians and porters.
- Maintain excellent communication with the Property Manager regarding maintenance priorities and capital projects.
Qualifications
- EPA Universal Certification (Required)
- Minimum of 3 years of apartment maintenance experience.
- Previous experience as a Lead Maintenance Supervisor preferred.

- Ability to diagnose and repair HVAC systems independently.
- Strong leadership, organizational, and problem-solving skills.
- Excellent customer service and communication abilities.
- Valid driver's license and reliable transportation.
- Ability to lift up to 75 pounds and perform physical labor, including climbing ladders, bending, lifting, and working outdoors in varying weather conditions.
Preferred Qualifications
- CPO Certification (or ability to obtain).
- CAMT Certification is a plus.
- Bilingual (English/Spanish) is a plus.
