About the role

M&B Realty is hiring an experienced Maintenance Technician to keep our residential rental properties safe, clean, and rent-ready. You will handle day-to-day repair work orders, turn vacant units for new residents, and prepare units to pass Section 8 (Housing Choice Voucher) inspections.

This is a hands-on, multi-trade job. The right person can diagnose a problem, fix it correctly the first time, and treat residents and their homes with respect.

What you'll do

Section 8 inspections

  • Walk units ahead of scheduled housing authority inspections and correct deficiencies before the inspector arrives
  • Check and repair common fail items: smoke and carbon monoxide detectors, GFCI outlets, outlet and switch covers, window locks and screens, handrails, water heater relief valves and discharge lines, peeling paint, leaks, and trip hazards
  • Meet inspectors on site when needed and complete re-inspection repairs by the deadline
  • Document repairs with photos and notes

Unit turnovers

  • Inspect vacated units and build a punch list of what is needed to make the unit rent-ready
  • Complete make-ready repairs: sheetrock patching, painting and touch-up, doors and hardware, flooring repairs, caulking, fixtures, blinds, and appliances
  • Re-key or change locks between residents
  • Haul off debris and leave the unit clean and ready to show
  • Finish turns on schedule so units do not sit vacant

Maintenance work orders

  • Respond to resident repair requests and complete them promptly and correctly
  • Repair plumbing leaks, clogs, running toilets, faucets, and water heaters
  • Service and troubleshoot HVAC systems
  • Repair or replace broken doors, locks, cabinets, trim, and windows
  • Patch and finish sheetrock from holes and water damage
  • Replace outlets, switches, light fixtures, ceiling fans, and breakers
  • Troubleshoot and repair appliances
  • Take part in the on-call rotation for after-hours emergencies such as leaks, no heat, or no air conditioning

General

  • Perform preventive maintenance and report larger problems before they become expensive
  • Handle minor exterior work: gutters, fencing, pressure washing, and small roof and siding repairs
  • Keep accurate records of time, materials, and completed work
  • Pick up parts and supplies and keep tools and inventory organized
  • Coordinate with outside contractors when a job is beyond in-house scope
  • Follow safety practices and keep work areas clean

Candidates need hands-on, working experience in each of these areas.

Trade

What you should be able to do

Plumbing- Find and repair leaks; clear drains; replace faucets, toilets, supply lines, shut-off valves, garbage disposals, and water heater components

HVAC- Troubleshoot no-heat and no-cool calls; replace capacitors, contactors, thermostats, and filters; clean coils and clear condensate lines

Carpentry- Hang and repair interior and exterior doors; repair frames, trim, cabinets, shelving, and subfloor

Sheetrock- Patch holes, tape, mud, sand, and match texture so the repair blends in

Light electrical- Replace outlets, GFCIs, switches, fixtures, ceiling fans, and breakers; use a multimeter safely

Painting- Prep, prime, cut in, and roll; match touch-up paint

Flooring- Repair vinyl plank, tile, and carpet

Appliances- Diagnose and repair ranges, refrigerators, dishwashers, and washer and dryer hookups

Locks and hardware- Re-key, install, and repair locksets, deadbolts, and door closers

Exterior- Minor roof, gutter, siding, fence, and concrete repairs

You should also have:

  • Working knowledge of Section 8 inspection standards (HQS or NSPIRE)
  • The ability to diagnose problems independently and prioritize a full day of work orders
  • Clear, professional communication with residents, office staff, and inspectors
  • Comfort using a smartphone to receive work orders, take photos, and log completed work

Requirements

Required

  • hands-on experience in residential or apartment maintenance
  • Valid driver's license, current auto insurance, and your own reliable vehicle to work out of and carry tools and materials between properties
  • Own basic hand and power tools
  • Ability to pass a background check
  • Dependable attendance and the ability to work with little supervision

Preferred

  • Prior experience preparing units for Section 8 inspections
  • Property management or multi-family maintenance background
  • Experience with work order or property management software

Physical demands and working conditions

  • Lift and carry up to 50 pounds regularly, and heavier items such as appliances and water heaters with help
  • Climb ladders and stairs, and work in attics, crawl spaces, and other tight areas
  • Stand, bend, kneel, and reach for most of the day
  • Work outdoors and in units without air conditioning in Gulf Coast heat and humidity
  • Drive between properties throughout the day

Pay and reimbursement

  • $20 – $30 per hour, based on experience
  • Gas and mileage reimbursement for work use of your vehicle
