About the Role
We are hiring an experienced Property Manager to lead day‐to‐day operations at a busy apartment community in Tampa, FL. You’ll oversee leasing, renewals, resident relations, budgeting, and team leadership to drive occupancy, collections, and resident satisfaction.

Key Responsibilities

Lead daily operations for an apartment community, ensuring high occupancy and strong resident retention.

Oversee leasing and marketing efforts, ensure traffic is being worked, and coach the team to hit leasing goals.

Manage rent collections, delinquency, and month‐end reporting; partner with accounting on deposits and reconciliations.

Develop and manage property budgets, control expenses, and review financial reports to hit NOI targets.

Supervise and support onsite leasing, maintenance, and grounds teams; handle scheduling, performance, and training.

Maintain excellent resident relations, resolve escalated concerns, and support a positive community culture.

Ensure the property is clean, safe, and well‐maintained by partnering closely with the maintenance supervisor.

Oversee vendor relationships, contracts, and work quality for services such as landscaping, repairs, and turns.

Ensure full compliance with Fair Housing laws, company policies, and all applicable regulations.
What We’re Looking For

Previous experience as a Property Manager or strong Assistant Property Manager ready to step up, preferably in multifamily apartments.

Proven ability to lead onsite teams and manage leasing, collections, and resident relations.

Strong understanding of budgets, financial reports, and property performance metrics.

Professional communication skills and confident decision‐making.

Experience with property management software (e.g., Yardi, AppFolio, OneSite, etc.).

Reliable, organized, and comfortable working in a fast‐paced environment.
Preferred but not required:

CAM, CAPS, or other industry designations.

Experience with value‐add, renovation, or lease‐up communities.
