Job Description
Run the day-to-day across a mixed 100+ unit portfolio. GLR Companies is hiring a Lead Maintenance Technician to support maintenance operations across a multi-site multifamily portfolio of 102 units, plus a small portfolio of single-family and duplex homes, in Northeast Ohio.
About GLR Companies
GLR Companies, Inc. is a full-service, third-party property management firm headquartered in Northeast Ohio. We manage multifamily communities, commercial properties, and community associations, and we hold every asset to a hands-on operational standard. We are active operators, not absentee managers. Our leadership walks properties, knows the work, and holds itself to the same standards we ask of our teams. We are growing, and we are building the team that grows with us.
About the Role
You will lead day-to-day maintenance operations across a mixed portfolio: a 102-unit multifamily community and a small portfolio of scattered-site single-family and duplex homes. This is not a single-shop job — you will route your own day across multiple locations, prioritize work orders by urgency and location, and set the pace and standard for the technicians you work alongside. You will be hands-on with repairs while also taking the lead on scheduling, quality, and day-to-day direction across the portfolio. Mileage between properties is paid.
What You'll Do
- Work Order Management: Triage, assign, complete, and close work orders in Rent Manager across all sites with accurate documentation; help set the pace for response time and quality
- Multi-Site Coordination: Route and prioritize work across the multifamily community and the scattered-site homes; manage parts and supplies across locations
- Unit Turns: Lead the make-ready process across the portfolio so units and homes are rent-ready on schedule
- Preventive Maintenance: Execute the preventive maintenance schedule across all properties, covering HVAC, life-safety equipment, building systems, and seasonal work
- Inspection Readiness: Help keep every property prepared for municipal, insurance, lender, and internal inspections; correct deficiencies quickly and document everything
- Team Support & Leadership: Provide day-to-day direction to other maintenance technicians working across the portfolio; lead by example on-site
- Vendor Oversight: Coordinate and quality-check vendor and contractor work across sites; verify scope is met before sign-off
- On-Call Program: Participate in the on-call rotation and respond to after-hours emergency maintenance calls across the portfolio per company policy
- Shop & Safety: Maintain shop organization, parts and supplies inventory, key control, and safety/OSHA standards across all locations
- Hands-On Work: Perform skilled repairs across plumbing, electrical, HVAC, appliances, drywall, carpentry, and flooring
What You Bring
- 3+ years of maintenance experience, with multifamily/apartment maintenance experience required; scattered-site or single-family home maintenance experience a plus
- Prior lead, senior technician, or informal leadership experience preferred
- Proven ability to manage your own schedule and priorities across multiple locations, not just one building
- EPA 608 certification (Universal preferred) a plus
- Demonstrated skill across the core trades and sound judgment on when to self-perform versus call a licensed contractor
- Strong organization and time-management discipline; comfortable holding a route and a schedule across several sites
- Valid driver's license, clean driving record, and reliable transportation; ability to participate in on-call rotation
Physical Requirements
Ability to lift and carry up to 50 lbs.; climb ladders and stairs; stand, walk, bend, kneel, and reach for extended periods; and work indoors and outdoors in all Northeast Ohio weather conditions. Reasonable accommodations will be made in accordance with applicable law.
What We Offer
- Competitive pay
- Medical, dental, and vision insurance
- Paid time off (PTO) with per-pay-period accrual
- Eleven (11) paid holidays plus one (1) floating holiday
- Employee Assistance Program (EAP)
- Mileage reimbursement for travel between sites
- Paid training and a clear growth path across a growing portfolio
