1. Perform daily operation, maintenance, and repair of building systems across commercial office, retail, and industrial properties.
2. Maintain HVAC equipment, including chillers, cooling towers, AHUs, WSHP, and VAV systems.
3. Monitor Building Automation Systems (BAS/BMS), respond to alarms, and adjust system settings as needed.
4. Conduct preventive maintenance and repairs on plumbing, electrical, lighting, and life safety systems.
5. Inspect roofs, building exteriors, drainage systems, parking decks, and loading dock areas.
6. Respond promptly to tenant service requests, HVAC comfort issues, and after-hours service needs.
7. Follow safety procedures, including lockout/tagout, confined space requirements, PPE, and applicable building codes.
8. Maintain work orders, preventive maintenance records, and service documentation using CMMS platforms.
9. Coordinate with vendors and support sustainability initiatives, energy tracking, and building compliance activities.
10. Bring building maintenance or engineering experience, knowledge of HVAC, plumbing, and electrical systems, strong customer service skills, and flexibility for on-call duties and physical work.
