Location: Euclid, OH
Job Type: Full Time, On-site 
Compensation and Benefits 

  • Base Salary: $23-$25/hr+ commensurate with experience

Overview 

We are seeking a skilled Maintenance Technician to support the upkeep, functionality, and aesthetic of our residential community. You’ll play a vital role in maintaining a safe, clean, and comfortable living environment for our residents while working as part of a dedicated property management team.

About You:

  • 3+ years of hands-on experience in residential or apartment maintenance (strongly preferred)

  • Proficient in diagnosing and repairing issues related to:

  • HVAC systems (EPA Certification a plus)

  • Basic electrical systems (e.g., outlets, breakers, light fixtures)

  • Plumbing (e.g., faucets, toilets, water heaters)

  • Carpentry and drywall

  • Appliance repair (e.g., stoves, refrigerators, dishwashers)

  • Strong troubleshooting skills and a proactive, solution-oriented mindset

  • Organized and detail-oriented with the ability to track maintenance tasks and manage inventory

  • Professional communication skills to work effectively with residents, coworkers, and third-party vendors

  • Reliable and responsive, including availability for rotational after-hours and weekend emergency calls

Key Responsibilities:

  • Work Order Fulfillment:

  • Respond promptly to resident maintenance requests, prioritizing safety-related and emergency issues

  • Document work performed in a property management system for accountability and tracking

  • Ensure timely follow-up and communication with residents on job status

  • Preventive Maintenance:

  • Perform scheduled inspections and maintenance on HVAC units, plumbing systems, smoke detectors, fire extinguishers, and other critical building systems

  • Identify potential issues before they become major repairs

  • Apartment Turnovers:

  • Complete "make-ready" tasks including painting, fixture replacement, deep cleaning, and appliance checks to ensure units are move-in ready

  • Test and ensure all systems (HVAC, electrical, plumbing) are functioning properly

  • General Repairs and Grounds:

  • Address structural and aesthetic issues such as drywall repair, door and window replacements, fence repairs, etc.

  • Maintain cleanliness and safety of common areas and grounds, including:

  • Trash pickup

  • Curb sweeping

  • Landscaping and lawn maintenance

  • Snow/ice removal (if applicable)

  • Inventory and Shop Organization:

  • Assist in managing supply inventory, submitting restock requests, and keeping the maintenance shop clean and well-organized

  • Ensure proper storage and labeling of tools and materials

  • Vendor Oversight and Safety Compliance:

  • Monitor and assist contractors and vendors on-site to ensure quality and timely completion of work

  • Adhere to and enforce safety protocols in compliance with OSHA, city, state, and federal standards

  • Report incidents, hazards, vandalism, or suspicious activity to the Property Manager immediately

  • Team Support:

  • Provide backup coverage for other team members as needed

  • Attend team meetings and training sessions to stay updated on procedures and safety protocols

Preferred Certifications:

  • EPA Universal Certification (for refrigerant handling)

  • OSHA 10 or OSHA 30 certification

  • CPO (Certified Pool Operator) – if applicable to property amenities
