The Leasing Associate at Novum Capitol View in South Austin, TX, plays a vital role in maintaining a welcoming and vibrant senior living community. This full-time position focuses on sales and leasing activities, marketing, and resident relations to ensure high occupancy and resident satisfaction. The associate serves as a key liaison among residents, staff, and vendors, supporting the overall mission of providing an exceptional living experience for seniors.

Responsibilities

  • Conduct sales and leasing activities including greeting, qualifying prospects, and touring property amenities.
  • Maintain property and show units to meet marketing and leasing standards; coordinate upkeep with Property Manager and Maintenance Team.
  • Accurately record telephone and in-person traffic in compliance with company policies.
  • Manage application, lease, move-in, renewal, and move-out processes according to company procedures.
  • Utilize property management software to monitor apartment availability.
  • Analyze market trends and competitor activity to influence occupancy and prepare market surveys.
  • Design and implement marketing plans and outreach initiatives to increase property traffic.
  • Leverage internet marketing platforms such as Craigslist and Google to promote community offerings.
  • Distribute newsletters, flyers, and resident notices to foster community engagement.

Required Qualifications

  • High school diploma or equivalent.
  • Minimum of 1 year experience in apartment leasing and/or sales.
  • Experience in leasing or customer service-related fields such as retail sales or hospitality.
  • Strong communication skills in reading, writing, and resident interaction.
  • Proven sales skills including lead generation, presentations, prospect qualification, and closing.
  • High school level math skills for rent and deposit calculations.
  • Proficiency with property management software and Microsoft Office for reporting and marketing.
  • Basic understanding of Fair Housing Laws.

Preferred Qualifications

  • 3+ years of experience in apartment leasing.
  • National Apartment Leasing Professional (NALP) certification.
  • Fair Housing training.
