The Facility Manager is responsible for supporting the daily operations of the facility and ensuring it is maintained to a high standard. This role includes managing and supervising implementing standard operating procedures, maintaining equipment and systems, overseeing vendor technicians and indirect staff during maintenance repair events, and facilitating communication between departments during facility related events. The Facility Manager works closely with the Corporate Facility Manager in Houston, Texas.
Responsibilities:
- Manage the day-to-day operations of the facility while ensuring compliance with all local, state, and federal regulations.
- Ensure all state and local buildings and safety regulations are properly documented, in place, and always followed.
- Oversee any building projects or renovations from planning through completion.
- Maintain and update detailed records for equipment, systems, and supplies used in the facility.
- Create, manage and negotiate contracts with facility vendors (repair or maintenance services, HVAC, Backflow, cleaning, fire safety systems, water treatment, landscaping, and elevator service vendors), prioritizing best pricing and reviewing contracts yearly.
- Manage office supplies and equipment procurement, including price research and vendor negotiations, looking for the best pricing on all office related supplies and or facility equipment.
- Manage regional fleet delivery vehicles, vendor relationships, maintenance scheduling, compliance, and enforcement of company policies (negotiating best pricing for prevention, maintenance events and auto body repairs, ensuring state inspection compliance, understanding and enforcing company vehicle maintenance/accident/safety policy and procedures, etc.).
- Help to implement and maintain standard operating procedures for all facility operations.
- Facilitate communication across departments to ensure smooth facility-related processes.
- Conduct regular inspections and promptly report facility issues or repairs.
- Cost conscious mindset, optimizing financial costs.
Additional duties:
- Provide support during facility emergencies, maintaining calm and directing teams effectively.
- Participate in sustainability initiatives and continuous improvement efforts related to facility operations.
- Support special projects or events related to facility needs as assigned.
Skills and experience:
Technical Skills & Knowledge:
- Proficiency with Microsoft Office Suite and facilities management software.
- Experience using maintenance management systems, GPS tracking, HVAC monitoring systems, and smart building technologies.
- Understanding of facility systems including electrical, HVAC, boilers, and computer-based monitoring.
- Knowledge of building safety regulations; ability to identify and mitigate hazards.

- Strong verbal and written communication skills.

Minimum Qualifications/Technical and Educational Requirements
Minimun of 2 years of experience in facility management.
