Position Available: Swine Site Development Manager

About the Role
The Swine Site Development Manager provides regional leadership for HANOR’s growth and site strategy by identifying, evaluating, negotiating, and securing production sites across Iowa, Illinois and neighboring states. This role ensures HANOR maintains sufficient, high-quality, and biosecure site options to support current and future production needs while protecting long-term cost structure and operational flexibility.
The role prepares and executes site-related contracts, advances recommended opportunities for approval, and coordinates a structured handoff to production teams once sites are approved.
Essential Job Functions
Site Identification & Evaluation
· Lead site identification and evaluation efforts through active field engagement across Iowa, Illinois and neighboring states.
· Assess potential sites for biosecurity risk, facility condition, geographic suitability, infrastructure readiness, and long-term operational viability.
· Maintain a disciplined pipeline of viable site options to support growth and continuity of production capacity.
Negotiation, Contracts & Renewals
· Lead negotiations with site owners related to site use, commercial terms, renewals, and related contractual considerations.
· Prepare and execute site-related contracts and renewal agreements in alignment with HANOR standards and approval requirements.
· Work proactively ahead of renewal timelines to ensure site placement strategy and continuity of operations.
· Document and oversee facility upgrades and the time developing a new contract or a renewal on an existing facility. This would include follow-up to ensure upgrades are completed in a timely manner.
Approval & Transition
· Advance recommended sites and negotiated terms for approval, providing clear assessments of risk, cost, and readiness.
· Coordinate structured handoff of approved sites to production teams for operational onboarding and ongoing management.
· Provide clarity, documentation, and transition support to ensure smooth integration without assuming day-to-day operational control.
Facility, Biosecurity & Cost Stewardship
· Coordinate facility and biosecurity upgrades at new and existing sites in partnership with Operations and Facilities.
· Partner with the Leased Facility Manager to support site walkthroughs, owner engagement, and improvement planning.
· Evaluate and assign facility-related costs to support disciplined decision-making and long-term cost optimization.
Qualifications
Education & Experience
· Bachelor’s degree in agriculture, Business, Engineering, or a related field preferred; equivalent experience considered.
· Demonstrated experience in site development, leasing, negotiations, contracts, facilities, or related operational support roles.
· Experience working in field-based, multi-site, or regional roles preferred.
Knowledge, Skills, and Abilities
· Strong negotiation and decision-making skills with the ability to balance risk, cost, and operational needs.
· Ability to evaluate facilities, infrastructure, and site conditions with a disciplined, analytical approach.
· Effective communicator capable of translating field realities into clear recommendations for leadership.
· Proven ability to lead through influence and partnership rather than authority.
· Strong organizational skills with the ability to manage multiple concurrent initiatives.
· Ability to travel extensively within Iowa, Illinois and neighboring states and work independently in a field-based environment.
