POSITION SUMMARY:
The Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis.
ESSENTIAL DUTIES and RESPONSIBILITIES:
- Has a working knowledge of HVAC, Electrical, Plumbing, Carpentry, Painting, Preventative Maintenance Practices, Appliances, Locks/ Access Systems, Landscaping including Snow Removal, and Curb Appeal.
- Diagnose problems and determines corrective solutions, referring to and/or adhering to building codes, blueprints, and manuals.
- Facilitates best safety practices and compliance and provides an appropriately consistent approach to health, safety, and environmental issues.
- Ensures all required life-safety equipment is being maintained per local, state, and federal codes and requirements.
- Completes regular inspections of the property and identifies needed repairs.
- At the direction of the Property Manager, completes unit turns in a timely manner.
- Recommends physical plant capital improvement projects and assists with the bidding process as requested by the Property Manager.
- Works with vendors and contractors on projects under the direction of the Property Manager.
- Adheres to all Fair Housing laws and regulations.
- Other duties as assigned by management.

Requirements:
MINIMUM QUALIFICATIONS:
Education and/or experience
One to three years of related experience in maintenance required.
High school diploma or equivalent, preferred.
EPA Universal, CAMT preferred.
LIHTC/ Affordable housing knowledge preferred.
Language Skills
Ability to communicate clearly with the others orally and in writing.
Able to read and comprehend simple instructions, short correspondence, and memos.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Computer Skills
Experience with computers and/or tablets with the ability to utilize email is required.
Previous experience with Microsoft suite, Computerized Maintenance Management Software, and HVAC controls is preferred.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Other
Valid drivers’ license, ability to drive and insurance required, as applicable.
Ability to use hand and power tools.
Be on-call as scheduled by management for after hour emergencies.
PHYSICAL AND MENTAL DEMANDS:
Ability to frequently lift or move up to 70 pounds regularly, more on occasion.
Ability to often move appliances and heavy machinery correctly and safely.
Ability to frequently, walk steps, climb ladders, scaffolding, ramps, etc.
Frequent kneeling, crouching, stooping, or bending.
Ability to work safely in high places.
Frequent reaching and extending of arms and hands, to include overhead work.
Frequent handling of items of various sizes and weights. Must be able to seize, hold, grasp, turn or otherwise work with one or both hands.
Duties may require contact with human and/or animal waste; proper safety precautions must be taken.
